Gardnerville Nevada Homes for Sale in the Carson Valley - Spotlight on the Gardnerville Ranchos The Gardnerville Ranchos is located in the southeastern corner of the Carson Valley. The neighborhood is bordered by Highway 88 to the west and Highway 395 to the east. There are thousands of homes with two elementary schools and a middle school. Northern Nevada LOL Friday ... There's Just Something Fun About A Little Boy and His Rooster!    My Grandson, Gabe, is the light of my life in many ways.  We have quite a few chickens at our place.  We love the atmosphere and the eggs!  The rowdiest little rooster is Farquard!  Of all the roosters we have, many of them three times his size, Farquard is the one that attacks our feet and chases grown men across the barnyard crowing all the way.   Farquard doesn't like anyone except Gabe.   Heaven knows why the two of them have a relationship ... they just do.  Gabe can roam all over the fields and Farquard will sit happily on his shoulder.   When Gabe spends the night we always find his little feathered buddy waiting for him at the back door in the morning.   ................................

I Genuinely Enjoy Working With Professional Agents Who Know The Right Thing To Do ... And ... Do It! There is a great agent in our local community, Ashley, who works down the road at another office.  She not brand new, been selling a couple three years!  I've sort of watched her here and there, I was always impressed at how she worked and how she handled herself! I was assigned a new REO yesterday. I went right over to the property to check it out. The first task is always an occupancy check. I was relieved to find that the previous owners had vacated the property and that there were no abandoned pets or animals. I am always concerned that I am going to find a pet that has been left behind. Whew! The house is a little rough and they left a lot of junk. I mean really a lot of junk! Oh well, the field service company will trash it out, clean it and then I can make a list of repairs for the bank. There was an irrigation valve box that was flooded and had created a pond around it. It has been that way for a while because there are pollywogs in the water. I am not sure how long it takes to get pollywogs but they are there. I turned off the irrigation...

A few weeks ago, an investor client of mine put in an online bid on a HUD home in our area. We won the bid and were very happy. I am a newbie with regard to HUD sales, so part of the problem is my ignorance, of which my investor is happy to work through with me. We made an ALL CASH offer on a home and wanted to close in 2 weeks. To add further complications, the home is on leased land (Indian leased land). I have been trying to get escrow information out of the title company that was selected by HUD (of course they are out of town) and they know nothing. Finally I called the HUD representative in Arizona and they told me: 1. They didn't care if my client was paying all cash. HUD simply cannot close a home in less than 45 days. 2. Friday I posted a blog about the joy of getting a tough loan approved for a deserving couple, The Toughest of the Toughest Loan Just Got Approved! These Kids Are Buying Their Dream Home! Saturday I experienced the "Rest Of the Story". Carson Valley Days is a community event that dwarfs even the traditional holidays for families and children of the area. During this weekend long festival the entire community comes out to play. There is something for everyone. Below I have posted a list of the 2009 Carson Valley events. A tip of advice for anyone traveling to the area that weekend: plan not to use Highway 395 for the first half of the day on Saturday. If you have visited Gardnerville/Minden Nevada or you live here, then you may know the drastic difference in property appearance from winter to spring.  I am excited as a Realtor at the moment to see property looking a lot more attractive with green lawns and blooming trees recently.  A reminder to agents working in 4-season climates: get out there and take new listing photos now that the snow is gone.  A snowy picture in the spring time makes a listing appear out dated and drab.  Show off the landscaping and sunshine!
