Sales   The 2nd quarter sales were reported at 146 up 28% from the 1st quarter 2009 and up 74% over the 2nd quarter 2008. June ended the month with 62 sold transactions as compared to 43 for the month of May – a 42% increase over the previous month and a 158% increase over the same period last year. June 2008 reported sales were 24 the second lowest months of reported sales in 2008. Of the homes sold in June, 4 were Short Sales and 49 were Bank Owned. This means that 85.5% of properties sold in June had Special Conditions. Fernley is now eligible for the "Neighborhood Stabilization Program (NSP) to assist homebuyers in purchasing bank-owned homes in Fernley and Dayton.  Funding is available through Lyon County's Neighborhood Stabilization Program. As a component of the Housing and Economic Recovery Act of 2008 (HERA), the NSP is specifically intended to stabilize neighborhoods experiencing the negative effects of the sub-prime mortgage crisis and the general economic downturn.  These localities are identified as those hard hit by foreclosures and are statistically at high risk of continued market deterioration.  Lyon County is taking applications for the qualified homebuyers Down Payment Assistance Program (DPA). Secretary of Housing, Shaun Donovan reported on Tuesday that the Federal Housing Administration is working on a policy that will allow FHA approved lenders, HUD approved nonprofits and state and local housing finance agencies to "monetize" the tax credit through short-term bridge loans. First-time home buyers will soon be able to access their $8000 federal tax credit when closing on a home through a short-term bridge loan that will cover their down payment on FHA-backed loans. At the National Association of Realtors midyear conference in Washington, D.C., Donovan told members "We think the policy is a real win for everyone, ensuring that borrowers can tap into the numerous organizations that are already part of the FHA network to receive this additional benefit.  Donovan added "We all w...

The end of winter, low home prices and interest rates are bringing out the buyers. We sold more homes in March than February. The golf course had 9 homes sold in March, compared to 7 in February.  All 9 homes were bank owned homes: List price high      $189,900          Low      $104,900     Average     $141,466 Sales price high   $189,000          Low       $ 80,000     Average     $130,044 The average per sq.ft. list price was $76, the average per sq.f ft sales price was $69  and the average days to sell 150 days.     Everyday the newspapers are filled with troubling statistics on the economy and foreclosures. Sometimes it is hard to find any good news at all.  Let me tell you about a success story, a recent transaction that I had representing the buyers Justin and Nickia. The young couple with their two children were looking to purchase their first home.  The timing was right, home prices were at an all time low, and interest rates made owning a home an affordable option. The flooding from a levee break in Fernley Nevada (NV) has had a fair amount of media coverage (nationally and local).  I noticed an increase in search activity for specific street names in the area on my site and thought I'd try to help people out by putting up a google map showing the flood damaged area based on the best information that is available from local news sources.  I tried to find something like this but could not - only a summary aerial photo.View a Fernley Levee Flood Area by Google Map on my blog site.  The map is fully interactive and can be viewed in full screen.I hope this helps in a small way for local home owners and other interested parties.Mitch
