Bank of America just release 6000 new foreclosures in Nevada. Most of which are in Las Vegas of course. The greater Reno/Tahoe areas don't have a lot to pick from in the foreclosure listings unless you are looking in the under $200,000 price range. Carson City offers four golf courses to choose from.  The Silver Oak course is my favorite based on the course, club house amenities, and easy access location. The development also features many nice homes in a well planned community layout.  When looking for Silver Oak Golf Course in Carson City, however, it is not the simplest of tasks due to the fact that there are many streets and the zip code and MLS area cover a much larger geography. Carson City saw a marked increase in the number of homes sold in May compared to April. In May, 40 homes sold, a 33% increase over April when 30 homes sold. 85% of the homes that sold in May sold for less than $300,000, demonstrating that home affordability is back in our state's Capitol. Half of the homes that sold in May sold for less than $200,000, so the lower-end is where the majority of the sales are occurring. Today there are 275 homes for sale in the Carson City area. Of the 275 homes available for sale, 15 are bank owned and 36 are short sale. That means 51 - or 18.5% - of the market is distressed. How is the absorption rate looking for Carson City? The Short Sale has gone from something that few practitioners had ever heard of to a commonly used real estate term.  When they first became popular they were nearly impossible to implement.  Lenders were so hard to work with that most Short Sale efforts were for naught.  Things have changed considerably to a point where they are feasible though not for the faint of heart.  The Seller must provide substantial information to prove need including a Hardship Letter, Financial Statement, bank statements, paycheck stubs, tax returns, etc.  The Lender wants to know what changed the borrower's repayment ability, and if there are other assets that could be used to repay, i.e.- cash, stock holdings, other real property assets.  This takes work, but is required and worth it.  We've learned a lot ...

Lower priced home sales are dominating the market in Carson City. 60% of the homes sold in Carson City in April sold for under $200,000. In addition, there was not one single home that sold in Carson City in April over $500,000. With 30 homes sold in April, the Carson City market has picked up from January when only 10 homes sold. In addition, the gap between the average asking sales price and the average selling price has been shrinking steadily over the last few months. Does this mean the Carson City Nevada Real Estate Market is bottoming out? Unfortunately, the only way to know for sure is after we see the increase in sales volume and modest price appreciation. As of March 31, 2009, there are 289 homes for sale in Carson City. The market is holding steady when compared with 292 homes for sale a month ago.  Of the 289 homes available for sale, 33 are bank owned and 47 are short sale. That means that 80 homes are distressed, equating to 27.7% of the market. That is the sale as last month. Although the proportion of distressed homes did not decrease, it did hold steady, and is down from slightly from January. It's too soon to call it a trend, but if this pattern holds for a couple more months, it will make the argument that the Carson City real estate market is on the mend.  Today, there are 70 properties under contract / pending in Carson City. After pulling the statistics for homes sold in Carson City, Nevada for February, 2009, and the first thought I had was "Now, that's more like it". 19 homes sold in February, up from 10 in January. Sadly, 19 homes sold for February is still WAY off from a normal market, but it's almost 100% better than last month. Similar to January, 18 of the 19 homes sold were asking under $400,000. Only one sold above, and it sold for $420,000. The mid-level and upper-level markets are virtually dead in Carson City. Today, there are 292 homes available for sale, and 56 homes are pending sale. Of the 292 homes available for sale, 81 of them are either short sale or bank-owned. That equates to 27.7% of the market being distressed. That's actually 2% better than January. There are upsides to this real estate market!
