Are their advantages to listing your home in the winter?  Absolutely there is is!  Most sellers I meet with in the winter months believe they should wait until spring and I am quick to point out the the advantages of listing in the winter. Inventory is Lower - Because a lot of home sellers are believing this the inventory on the market is lower in the winter.  In the winter months in a averge suburban neighbourhood your two story home may be the only one on the market.  Jump ahead to the spring and you may find yourself competing with several other two story homes.  If the motivation of one of those seller's is urgent to get their home sold it may set the mark for the value of all the other two story homes close by.  If you want to be the big fish in the small pond listing in the wint...

Standard Agreements are written to protect the public In NS,  we are fortunate to have well written, by lawyers with input from industry members, standard agreement forms of purchase & sale for various types of residential properties, the use of which is mandatory in our industry.  The use of these standard agreement forms make writing & responding to offers easier, less risky for the parties involved, & less time consuming than if each agreement was drafted from scratch.  The creation of different versions of the sgreement for different types of properties streamlines the process.  It is standard practice to encourage a buyer to have a formal inspection performed on a property, confirm financing approval, & ensure a property is ensuable before firming a deal.  In some cases, no matter...

So you are considering becoming a FSBO ( aka A For Sale By Owner ).  You think you have enough spare time & it doesn't seem to be that hard, you just throw a sign on the lawn or an ad on kijiji.  Okay!  A lot of members of the public do not appreciate the value of MLS® system nor that of using a real estate agent & assume that they can either purchase or sell a new home/property easily by themselves.   I can respect the fact they they are willing to try & many ultimate decide to list with an agent.  If you are considering buying or selling your home privately, here are some facts that you should be aware of that could affect the sale from the point of view of your mortgage lender & lawyer: 6 key points to remember regarding private sales:   1. Buyer and Seller cannot use the same solici...

Did you know that the FREE DOWN PAYMENT program from certain lenders is not only available to buyers, not just first time buyers, of single family homes but also those who are in the market for owner-occupied duplexes. Profile to qualify: A minimum credit score of 650 has a steady provable income, no down payment saved Have funds saved for closing costs ( may be gifted to the buyer with a proof of the gift via a letter from the people giving the gift ).  Closing costs are approximately 3% of the purchase price. The property being purchased can be a maximum of 2 units & one unit must be owner occupied. Now you may say, but why pay a higher interest rate for this mortgage option when I can continue to rent for another few years & save up my down payment?  Here is why: Say the average home...

Dear Halifax For Sale By Owner,   Shrewd marketing companies are targeting you on the net, radio and television promoting that you can sell yourself and save the commission. I'm here to explain to you how this is a not the case. Do you honestly believe the buyer is not going to negotiate the real estate commission off your price and then some. Unless you offer your property below fair market value what buyer is going to call, email or knock on your door and say "I'll give you asking price?" Think back to when you purchased your property...most likely you purchased it with a real estate professional helping you identity the right home for you. Touring various homes and pointing out positive and negative features of the home. They probably also did a comparison market analysis on the top ...

The weather is getting progressivly better - especially for the past 2 weeks. We had rain it seemed for the months of May ,june and July and the first week or so of August.    Halifax has always depended on tourist traffic . I hope people when they arrived in July expecting sun were not turned off too bad. We get 30 + plus Cruise Ships in our port each year. Many arrivefrom such ports of call as New york.   I suppose -people have to expect martime conditions like fog. But even I'm saying july was too much! Hurricane KATIA had better bless us by staying offshore next week!     Paul Viau is licensed to sell real estate in the province of Nova Scotia.

Can you see me now? Everyone has seen it...a or maybe not. A house in a nice neighborhood with a HUGE tree on the front lawn  In most cases the trees were planted with love many decades ago as a weekend project for the family celebrating a milestone.  But now 20 or 30 years later the trees are massive and over shadow the home and from the street you can barely see the house anymore. Personally, I'm all for saving the planet and keeping the air clean with the natural properties a tree preforms. But if your in the situation of buying or selling a house and it can't be found. This may be time to reconsider the sentimental value of the tree. Especially if your the seller. From the buyers perspective the tree or trees pose two problems. Over time a trees root system can wrap around water and...

According to the calendar, spring is right around the corner. However, you wouldn't know it with the cold bite that is still in the air. Between the frigid temperatures and heavy snowfall we have experienced this winter, it's worth looking at your Halifax home to consider the effect this cold winter may have had on your home. It's important to make sure that your homeowners insurance covers certain things to protect you and your home from the elements. For instance, are you covered for damage from burst water pipes? Are you responsible if someone slips on ice and gets injured while on your property? "Winter weather can wreak havoc on homes, and if you're not sure about what your home insurance covers, it can create headaches for homeowners," says Henry Blumenthal, VP and chief underwrit...
