There has been some discussion on whether High Rise Buildings will ever be constructed in Wildwood.It's my understanding that the zoning laws were changed a couple years ago to permit the construction of up to a 25 story tower in specific areas of Wildwood City.  There have been announcements  of 2 or 3 different projects to construct these facilities, although to my knowledge none have begun building.In one highly publicised case, a developer purchased prime property in the newly zoned area and was denied the permits to proceed from the State due to the proposed structure's interference with the migratory birds flight path.  Pretty incredible stance by a state agency...However, I'm reading about a proposed tower for a casino hotel in Atlantic City.  It is supposed to be the tallest bui...

I heard a crazy story yesterday.  Someone told me that they heard that the City of Wildwood was going to invest in a new fishing pier which would extend from the existing boardwalk to far enough out into the ocean to be a viable fishing pier.Personally, I think that is preposterous!  I don't know how far it is from the main boardwalk to the mean high water line, but I'd guess a quarter mile.   Who knows?   In any event, that project would cost a fortune in pile driving costs alone.  How much would they have to charge for access to make money? I hear some strange stuff, but that was a good one!

Each town has a local hangout - "the" place to go and grab some great food and run into friends.  A place where the owners know the customers and treat them like family.  In Wildwood, NJ that place is the Alumni Grill.  Located on Pacific Ave. - one of the few businesses that actually thrive on the street, the Grill serves up an amazing lunch with a pretty diverse (read unique, creative, fun, delicious) customer inspired menu.  A menu, I might add, that received a big old shout out from the City Paper.  Check out the article  and you will get a good idea of what I mean.  So what do you order when you visit the Grill?  Well, because the menu is enormous it might take you a few minutes to decide.  I love the chicken quesadillas - my absolute favorite.  If you still are not sure,  just wav...

I can't tell you how many times I have thought about this article.  Driving into the office, down Pacific Ave., trying to picture what the town looked like in its hay-day, I wonder how this could have happened.  Let me begin by saying that I love this island.  There is no better beach town around.  We have beautiful beaches and the most amazing boardwalk.  During the summer, the town is packed with visitors who know they can spend a week on the island and not run out of things to do.  I, being slightly hyperactive, love that.  But Wildwood, something is missing.  What happened to the town you once were?  Pacific Ave. is the "Main St." of Wildwood and at one time it was the center of town, filled with shops and life.  If you wanted to go out for a night on the town, Pacific Ave. was the ...

When I was a child, I spent a good portion of my summers in Wildwood.  There was a special feeling as we came across the causeway into this resort city.  Wildwood really was a treasure back then, so many wonderful memories.  I happened to visit the George F Boyer Historical Museum a few months ago.  I was amazed at how much information and how many pictures they have in their archives.  This place is a bonanza for any nostalgia buffs, or just for those who are interested in learning about the history of the area.The museum is located at 3907 Pacific Avenue.  They are open year round, with diminished hours in the winter. It is a worthwhile opportunity to take a look back in time.  A great way to recall those special memories from years ago!

The Wildwood Convention Center is one of the finest facilities of its type in the region.  I have attended many events there in the 4 years it has been in existence.   There have been trade shows, Realtor functions, sporting events and much more.  It is a multi functional facility that can host several different exhibits at the same time.   This center is busy year round, as the word is out that they can host the larger groups.I believe the Convention Center is still in its infancy, and will continue to grow as the area evolves into a year round resort.  just come into town, follow Rio Grande Avenue to the beach and make a left....you can't miss it!

I wrote a small piece a few months back in our local Homes guide and I thought it may be a good time to throw it out there again . Although I will paraphrase a little it went something like this .In 1947 my grandparents bought a small unheated bungalow at the shore, it wasn't much and I was told up to 12 people used to stay there and it was only 2 bed 1 bath and 600 square feet.  I saw home movies of my father and his 2 brothers learning to swim and later it was my brother and our cousins, probably with the same movie camera. I vacationed in Wildwood when I was a child.   So did thousands of others from Philly and the surrounding areas.   We grew up with great memories from the place where our parents chose to spend their hard earned vacation dollars.It was difficult to see this vacation fantasy land turn into something much less over the years.  I guess that Wildwood hit bottom sometime around 10 or more years ago.  Something happened just when people assumed that it was never going to get better.  Suddenly there were signs of life.  Investment dollars began to trickle into this city, eventually becoming a cascade of development.Wildwood was no doubt the most undervalued barrier island on the coast, if not the whole country.  The money started to pour in long before the emergence of a master plan to put all...

I just got finished reading an article put out by Eugene Miller on RISMEDIA entitled "Maximizing Second-Home Sales."  I list and sell in Wildwood, NJ - a resort market - and a lot of what Miller said made sense.  According to NAR, second home purchases accounted for 40% of all sales in 2005.  That is music to my ears and I am hoping that the trend will continue.  Miller's point was to market your buyers - know who your buyers are and where they go when shopping for a second home.  Gone are the days when you can solely rely on mailings and ads in publications.  Where do second home buyers begin their search?  Online of course and many agents are missing the boat.None of this is news to any AR members.  Why are we here?  To network - to exchange ideas - to grow our business.  I am surpris...

Early last fall I began working with a couple who was interested in buying a single family home in the area.  Unlike most of the buyers who I have worked with, this was their first time purchasing a home.  I began to search for homes and they worked with Weichert Gold services to get approved for a mortgage.I met the couple this past Saturday.  They are from New Hope, Pa but have spent vacation time around Sea Isle City, NJ.  They both have their summers off ( I am so jealous!!) and would use this home as a getaway.  Two of the properties that we viewed were in a great location - just blocks to the bay.  Neither of them were intimidated by the small repairs that the properties would need.  They stayed upbeat and positive - I love that.  I guess what makes this couple so unique in my eye...

This Saturday was absolutely gorgeous in Wildwood.  The sun was warm - there were plenty of people out walking the boardwalk.  You could not help but feel that spring is right around the corner.  One of my new listings was being open housed by an agent from my office - and it was guaranteed that she would get a nice stream of visitors.  By late afternoon, I had finished showing property and was trying to get my Sunday organized.  My phone rang and it was the agent who was sitting my open house.  She was very excited because, like I had thought, traffic was great and to top things off she had a buyer who was going to put in a contract on the unit.  PERFECT!!  OPEN HOUSES WORK!!  WHAT A GREAT SATURDAY!!  She came back to the office to put everything in writing and I patiently waited for t...

Here in Wildwood there is a lot of inventory on the market - - too many condos that are built in the same fashion with similar features.  This can be extremely confusing for a buyer who spends an afternoon looking at property - - which 3 bedroom condo one block to the beach with green granite countertops and stainless steel appliances did you like best???  It is very rare to find a seller who is willing to step up and do what is necessary to make their home stand out so when one comes along I feel as if I should mention it.   I had a great phone conversation with a seller who has a few units on the market.  I am marketing his complex in the center or Wildwood -- brand new units at a great price.  During our conversation he mentioned adding upgrades to make the building stand out and in ...

Yesterday was a great day here in Wildwood.  The sun was warm and people were out all over the island riding their bikes or walking with friends.  How do I know this???  After my open house, I took a drive around snapping photos for localism.com.  I love that site.  My office had numerous contracts come in and it sounded like the open houses had some traffic.  This is such good news.  For too long the press and some mis-informed consumers were doing a good job of spreading incorrect information.  Oh and by the way - make sure you check out Lenn's post on market conditions - I think that she inspired me to write this post about Wildwood.  Anyway - back to Wildwood -   There were rumors of foreclosures that simply were not true.  Bottom feeders were waiting on the sidelines for prices to ...

       I do love my job,  especially on a day like today.  The sun is shinning, the temperature is 70* in January!  The beautiful townhouse that I sold today has incredible views of the water from the balcony.  My clients are the sweetest couple you would ever want to meet.  I love my job because I love working with people and seeing their faces glow when they find a home they have always dreamed of.  This year will be a great year for home investments at the shore,  after all,  who wouldn't love a house or condo at the beach?

I could not be more excited with how the market is gaining strength in 2007.  Yes, I know we are only 5 days into the new year, but there are definite signs that buyers are coming back.  Contracts are coming in, the phone is ringing and agents are gearing up for a great spring.  My New Year's resolution is to stay positive and do my part to fight off negative rumors with facts.  This weekend will be in the 60's and I am planning open houses so that the buyers who are on the island can stop in and visit me and take advantage of the deals that are here now and will be gone tomorrow.  Wildwood is a great vacation spot with beautiful beaches and an amazing boardwalk.  Now is the time to buy a piece of the island.

The Wildwood real estate market, like many other areas around the country, saw its share of ups and downs in 2006.  Early in the year, sellers were still trying to flip their properties and make a big buck.  By late spring all of that had changed and the units that were priced right were the ones that sold.  My focus for the start of 2007 is to make sure that my sellers are extremely informed about market conditions.  Facts don't lie - and I figure that if I provide my sellers with some concrete numbers - they can join me in the fight to control the rumor mill. I started to include a price trend analysis in all of my mailings along with a market absorption rate.  Informed sellers will help to bring balance to the market and turn this into a very productive year for real estate.
