SUMMER, AT LASTThrough the dreary months of winter and early spring we fantasize about the dog days of summer. Well, summer is finally here.  We are rewarded for another year of hard work by having the opportunity to live life to its fullest here at the Jersey shore.  So sit back, relax, have a cookout, and enjoy the fruits of your labors.THE CLOCK IS TICKINGThe slower real estate market has different effects on different people.  For those in their 30's and 40's, it's easier to sit back and wait for the media to tell us it's okay to buy real estate again.  What's a few years sitting on the sidelines when you still have most of your life ahead of you.But for many of us the clock is ticking.  We've hit our 50's or 60's, so we're unwilling to wait to buy a second home.  It's now or never,...

In a nation that prides itself on its victories, remembering failures is not as easy to come by.Sites like the concrete ship Atlantus, locaed just off Cape May Point, offer a different perspective on history. Suffering from a short supply of steel and iron during World War 1, U.S. officals sought to solve the drought by building ships with concrete moulds. Shortly after a fleet of 14 concrete ships was built by the U.S. governmentthe plan was deemed a failure and the ships were sent to their graves at the bottom of the Chesapeake Bay in Virginia. The larger heap of concrete was later moved to its current location. The site has prompted many to raise their cameras to capture the broken hopes of indstrious Americans and the unlikely beauty of the hull peeking out of the choppy waters at s...

I am just curious with all the members out there how many actually work in a hot or booming selling area. Or how would you consider the market as of now. Especially in comparision to the rest of your state or area. Did it already boom and is the market starting to become over saturated.

I was just wondering if anyone else is getting tired of which is our first and seems like it end less heat wave. When is it going to end? I guess I can't complain too much since we are right near the beach. The heat wave is over didn't last too long. The weather has been really nice so far other then the random heat thunderstorm which is in the forcast almost everyday during the summer.

I Have had two transactions recently fall apart due because the Buyers did not use their own permanent resident Bank or a local Bank. You have a working relationship with your Bank; so negotiate the interest rate and or term. Second, the local Banker is familar with the marketplace and is not afraid of marketability issues that the Mortgage Broker who is selling the loan across the country does not understand. This alone is the single biggest problem in using a Mortgage Broker. The no doc loan becomes a full doc loan within days due to the Mortgage Broker's lack of knowledge within the market. In my casse, the Buyer's agent had a pre-qualified Buyer to purchase one of my Seller's condominium units. The Buyers had a credit score of 780. Within a day before settlement the deal fell apart ...

The festival, now running for 13 straight years, is a celebration of Italian culture and food. The annual Italian-American Fesitval is something you can hear and smell from blocks away. You don't have to be Italian to enjoy this festival. All you need is an appreciation of what Italians do best: good entertainment and great food. The festival began Friday and will end on Sunday at 4 p.m. It takes place on Olde New Jersey Avenue in North Wildwood. So come to North Wildwood and enjoy the beach and food this weekend.

I am fairly new to AR have only been a member for less than a week. From commenting on blogs I noticed AR always makes you verify your post by typing in a certain fruit. Some of these fruits I have never heard of. I was just curious whats everyones favourite fruit that you had to use to verify their comments. It doesn't have to be your favourite taste wise it could be just cause of the name.

Im pretty excited since it is now starting to get moving. Just wondering if anyone else used or still use the Remax template site. These(Remax template sites) use old technology and need to be update this is holding a lot of them back from SEO since they don't even use XHTML and their code is really unorganized. Im sure a lot of real estate agents now have their own personal site too.  Anyway my site is up and it has all my listings on there from the Cape May County area especially Wildwood, Wildwood Crest, Cape May, and some Cumberland County properties, lots, and land. Most of my listings are new constructions. I also have another blog on the site to which uses Blogger and properties using Google MapsTo visit my site goto http://www.wildwoodrealestateagent.com Hope to see you at the J...

Since the summer of 2005 many family have been going down to the Wildwood beach at night. Their not going to just walk in the cooled off sand or ocean either. These people are going to watch a full cinema style outdoor movie. Based on the older drive up outdoor movie theater, the Sunset Cinema company has been displaying movies every night on their huge blow up movie screen. This movie watching experience is great for the family or if it just a couple of friends, I highly recommend putting this on your list of things to do when visiting Wildwood. It is one of the rare places that you can actually experience this, Sunset Cinema also has a beach theater in Miami. Pricing of tickets are also less then most of the indoor theaters.   Please leave comments at my personal website too.  Thank You

This summer, the federal Environmental Protection Agency will experiment with a new, faster method of testing water quality at some bathing beaches in the state. An EPA official said Monday that test results for the bacteria enterococcus take 24 hours, but the time could be cut to three hours with a different test officials will try in a few spots in Monmouth and Ocean counties this summer.A quicker testing system could allow health officials to close beaches faster in case bacteria exceed acceptable levels. The water recently has been beautiful in South Jersey so far this summer very clear and clean everyday. It would be nice to keep it this way so please keep the beaches clean and don't leave any trash on the beach. Even though the water here might not be as blue and crystal clear as th...

Most home buyers who sign the contract presented by their representing Realtor have no clue it really means the Seller won't pay to repair the most obvious defects. However, I must warn the Sellers's it's not an excuse for the Seller to avoid disclosing the obvious defects as well as other defects not visible by the naked eye. "When Sellers should sell "AS IS " without agreeing to make repairs is when they can't afford to pay for any repairs, estate situations when the heirs are from out of the area or when the Seller is not physically capable of making the repairs (elderly people). Home buyers should understand that although its an "AS IS" sale, a professional inspection should and can still be performed. Inform the Seller that you need this inspection completed to identify the defects...

It's finally here!!  Wildwood's West Side will have an exciting new project to be proud of.  K. Hovnanian has announced its plans to build 298 homes on the back bay.  The homes, which are set to be built between Baker and Garfield Avenues, will be laid out in small clusters and all will have water views.  Initially, the plan was also set to include a marina, but that will be confirmed at a later time.  The announcement could not come at a better time for the city of Wildwood.  There has been much talk of large companies investing in the city.  My hope is that with a company as large as  K. Hov breaking ground on the West Side, others will follow.  More information will follow......

Hello out there from Wildwood, NJ.  Attention all boardwalk lovers:  Morey's opens this weekend!!  I don't know about you, but I can't wait to get my son on the rides and watch him have a great time.  Morey's does such a great job on Easter.  Last Easter, the bunny was on the boardwalk and children could pick an egg for a prize.  If you are planning on coming to Cape May County for the holiday - make the boardwalk part of your weekend.

Ahh....  the weather is here, wish you were...      You see where I am going with this.  This week was the perfect Spring week in Wildwood with very mild temperatures (dare I say warm) and plenty of sun.  It was one of those weeks when you can really appreciate living by the beach and having this amazing location year round. On Tuesday, I cut out of work early (shh.....   don't tell anyone) and headed down to the beach in North Wildwood.  There were surfers out and couples walking their dogs, people were out and about the island.  It felt so great to be out in the sun.   Hey Wildwood locals, we are pretty lucky!

I don't know what your towns are like, but Wildwood Crest, NJ is making it very difficult for an agent to sell a home.  As of this week, each property is allowed to have only one sign.  Think about it, in a building where there are multiple units, that one property is only allowed one sale sign.  What if there are multiple units for sale that are listed with different companies?  How do you swing that?Apparently, it is up to the agents to work it out amongst themselves.  Can you imagine having a conversation with an agent from another office and coming up with an argument for why it should be your sign instead of their's?  Right now I am having such a hard time coming up with a way that multiple companies could work together.  What about your sellers?  How are buyers supposed to know th...

Hey mom and dad, do you know that now is the time to stock up on tickets for the piers in Wildwood.  Moreys is having their annual ticket sale and for those of you who have small children, the savings are huge.  Just a reminder, Mariner's Landing Pier is opening up on Sunday.  Stop by the boardwalk in North Wildwood for the Easter Egg Hunt and then head on down to the rides.  It makes for a great kids day.  I hope to see you all there!!!

I know, I know.  You want to be close to the beach, right?  You want to be able to unload your car and walk the rest of the week, right?   Well, it is nice to be close to the boardwalk and in the center of things when you are renting or if you have children and don't feel like packing them up for a day in the sand.  But if you like true shore living and a slower pace, then take a look at all the west side of Wildwood has to offer. If you haven't noticed, there are some great projects going up all over the west side.  Both Tacony St. and Dock St. were at one time lined with small fishing shacks.  Not anymore!!  Take you pick from the many luxurious townhouses and condos that are packed with upgrades.  These streets offer the best of both worlds - - a recluse from the noise that comes wit...
