  Let's say we own an egg store, selling hen's eggs, quail eggs, organic eggs and Brontosaurus eggs, ranging in price from a few dollars a dozen to $1 million per egg.   In 2007 we sold a bunch of Brontosaurus eggs and a healthy plethora of the rest.  We hit an historic high for average price, median price, and total unit and dollar volume.   In 2011 we sold a single Brontosaurus egg and a decent plethora of the rest.  Volume was off plain and simple.  What's more complex is calculating the change in value of a gram of egg protein. Because the number of sales at the top of the range was way off, and because the values at the top were off, the mean and median prices of eggs were dramatically down.  But these measures are skewed by the distribution of sales within the price range. Did I overhear it at a party, or was it dialogue from a play?  "When the it's the right guy calling, it's always an acceptable time to call."  This is a great analog for the true answer to the oft posed question "is it a good time to put our house on the market?"  If your house is up to speed in staging and updating, and priced lean and mean, it is always good timing.  Yes there are higher volume months and they happen to coincide with the surge of inventory.  So the supply and demand ratio is somewhat constant throughout the year.   The above graphs Westfield NJ inventory and contract levels last year.  The essential truth here is that buyers skim the 15% cream off the inventory every month.  So whatever month you choose to play in, the rules are the same:  Price and prepare your house...

The pace of sales is slightly up, in Westfield NJ, with contracts signed year to date at 158, up 6% over last year's 149.  But the supply at the end of the school year is at 192, up 9.7% from last year's 175.  (In 2006, the year the glut preceded the slump in values, the inventory peaked at 205.) What are the prospects for these 192 homeowners at this point in the market cycle?  We sense a slight deflation in buyer energy and a slight souring of the psychology, courtesy of media and the swooning stock market, which has huge influence in our part of the world. My guess is half the remainder will sell, and half will withdraw in hope of a better year in 2012.  Unfortunately that line of thinking has been very costly to homeowners since 2006.

Year to date, 150 houses have gone under contract.  We don't know all the sale prices, but we do know the median final list price is $665,000, and the median days on market for the contracted houses is 36.  It's interesting that at this point in the year, 74% of the houses still for sale have been on the market longer than 36 days. Westfield NJ Spring Market Mixed Signals--volume way up, prices may be down. This is a little more detailed look at the Westfield NJ real estate market compared to last year, and with another month of data colllected. Nearly double the number of contracts have been signed in the 1st four and a half months of 2011 versus 2010.  But the market time, is significantly longer and prices of closed transactions are significantly lower on average.  You will also note steeper markdowns during the average listing and steeper difference between Original List Price and sale price.  Please note DOM=days on market. Many homeowners in Westfield NJ are listing their homes for "let's do business" prices.  The savviest and most motivated sellers, often owners of beautifully updated homes, are looking at this year's pricing, not last year and getting their houses on and off the market in weeks or days. The average sale price for Q1 2011 was 16% below Q1 2010 (don't forget Westfield started the year with just 103 houses for sale--a statistical sample small enough that change to average prices over one quarter may deceive in their magnitude.
