As a home marketing specialist, and Westfield NJ specialist, I must frequently excercise the discipline of averting my eyes from the real estate "meltdown" portrayed on national TV to look at our local market from various angles.  Last week two sales closed in two days for over list price, provoking me to post this report on the state of the Westfield home sales market.  To mangle Mark Twain's message to Westfield buyers, sellers and homeowners: reports of our demise are grossly exaggerated.  Looking over contracts signed in 2008 and already closed, there are 119 to date, with 23 at list price or better.  Avg Sale price: $754,031.  Avg SP % of LP: 97%.  Avg days on market 73 (including new homes listed a year or more before they can sell).  Of the 23 star sales, 2 or 3 were simply under...

There was some furniture here in this home in Westfield, NJ, but for the most part, the homeowners had taken everything with them to the new house.   Westfield is another NJ swanky community on a direct train line to New York City.                  The dining room set was already here.  We changed the table display, the lamps, and moved the furniture around a little.         I try so hard to get photos from the same angle.  I always remember the blue tape afterwards!         and here is one of dem dere prop TVS:-    I was so pleased it came with a football picture - the house opened for Super Bowl Sunday!!   Yeah, what's up with those dots?  I'm assuming it was condensation from rain or snow that day.             Lots more photos, including the master bedroom and bath at ttp://juliet.ph...

Westfield has easy access to NYC with its own train station (Rail Service: Amtrac, Metroliner, NJ Transit, and Path) as well as area bus service (Grayhound, NJ Transit, and Surburban Transit). Westfield is located conveniently near several major highways. The Garden State Parkway, I-78, I-287 and the New Jersey Turnpike are all only minutes away. This access makes New York City and many other key destinations easy to reach. Newark International Airport is only 20 minutes away. Westfield is also served by New Jersey Transit, one of the most widely used commuter rail lines in America. Downtown Westfield has a popular shopping and entertainment center with many top quality restaurants of which several have been favorably reviewed by the New York Times and the Newark Star Ledger . Rec'd 3:12pm today I'm just trying to get a feel for the different markets. James, I have a question. Let's say you're personally in the market to buy a home. You have the flexibility to purchase it anytime within the next 2 years. When would you buy your home (now, in 3 mos, 6 mos, 1 yr, etc) knowing that there is still weakness in home prices and sales? from XXXXXXX Dear XXXXX, A great consideration to ask? Now down with business. I've been in this situation and it proved out. Answer to question. 1st ? - Do I have a house to sell before I buy? Am I staying in the same general area? If I have a house to sell first and I'm not relocating, then it really doesn't matter when I buy because if I have to take a hit on the sale of my house, then I'll make it up when I buy. Also, it's not near...

Tonight, I am fortunate to have the opportunity to go to the new Prudential Center in downtown Newark, NJ to see hockey's New Jersey Devils take on the Buffalo Sabres. I have to admit, I am not a Devils Fan, in fact, having grown up outside Philadelphia, I grew up hating the Devils, mainly because they won too much. Anyway...I digress... I am excited as a resident of Westfield, NJ to simply hop on New Jersey Transit at the Westfield Station (less than a half mile from me, so I can walk) and take the train right to Newark Penn Station, where I am told there is a nice pedestrian walkway to the arena. Living in Westfield, Cranford, or anywhere along these train lines is probably the #1 or #2 reason (schools) why our property values have outperformed the other parts of NJ and national real ...

Westfield New JerseyWestfield is an attractive suburban community located about 25 miles southwest of New York City. It offers a small town environment with many diverse historical, cultural, recreational, educational, and social activities. Westfield has a rich Colonial history, and is noted for its beautiful downtown area, excellent school system and its convienient commute to New York City and the shore. It offers all the classic features of small town life: friendly tree-lined streets with single family colonial and Victorian homes, a New England style village green, and an old-fashioned atmosphere. In 1664 English Long Islanders purchased the Elizabethtown tract from the Leni Lenape indians, and in 1693 officially became Elizabeth Township. By 1720 Westfield had bec...

For the month ending November 30, 2007, there were 19 closed sales in Westfield with an average sales price of $652,389. The average days on the market was 59, which is considerably lower than some surrounding towns, showing that properly priced homes in Westfield can and will sell quickly, given the great schools, and leveling prices. Westfield, NJ Real Estate Update There are currently 195 single family homes  on the market for sale. These numbers have stayed stable in the past month. Last month, there were about 203 listings for sale at this time. Inventory levels in general are higher than in prior months, giving buyers more options when selecting a home.Although prices in general have trended slightly lower or flatlined, Westfield still remains an appealing option for many buyers, which has enabled homes to sell quickly if they are priced properly. Westfield NJ has an excellent school system, an expansive downtown shopping and dining area, and a train line to Newark, with transfer service to Manhattan.Multiple offers are still a possiblity for competetively priced homes. However, with so many new listings, I expe...

Westfield has very few multifamily properties, so it stands to reason that there are few available for sale. However, what Westfield lacks in numbers it more than makes up for in character and charm. the multifamily homes afford their owners the same rich architectural detail enjoyed by owners of single family residences. There were seven properties available for sale in March, with an average list price of $679,114. That's slightly higher than 2006 by about 6.2%. The average days on market were roughly 71, just over half of 2006 for the same period. Interestingly enough, there were 3 new listings with an average sales price of $644,933. No multifamily properties went under contract in March. Neither 2006 or 2007 had closed sales in March.
