With today's Real Estate market flooded with bank owned properties and short sales, the FHA 203K is a loan product that is in hot demand. Myself included has been trying to push this loan product. It has endless advantages to first time home buyers in New Jersey and Pennsylvania. You're able to finance the repairs you helped design to a property that you are buying for 25 cents on the dollar. Recently I have been writing a lot about the NO MONEY Down Home Loan and wanted to take some time to go over some factors that are considered when we recieve an application from a customer. The No Money Down Home Loan ( USDA Rural Devolpment Home Loan ) is not as well-known as some of the other mortgage programs that are available today. I'd like to go over 3 things that an underwriter will be looking for when they review the loan application. 1) Credit Credit is number 1 on the list and would be considered the most important aspect when determining if your loan is approved. The media has finally changed their tune!  And their right!  Buy Now!  Why?  Mortgage rates are at a historic low, you can receive an $8,000 tax credit if you purchase now through November of 2009, home prices are more reasonably priced today then 1 year ago!  Just like the stock market, you never know when interest rates will go up or down.  So while many factors are there to benefit home buyers, now is certainly the time to act!
