If you are purchsing a home in Essex County, you need to be informed about oil tanks. Start by requesting all documents pertaining to any oil tanks that have either been decommissioned or removed from the property.  Many buyers are now requesting removal of even decommissioned oil tanks due to potential leaks.  A leaking tank can delay closings for months and years in some cases.  I always recommend that buyers hire a professional to perform a tank sweep of the property they are purchsing.  There have been a few rare cases where second oil tanks were found on properties.  Buyers do not want to inherit a potential problem.

I have clients that are having trouble getting homeowners insurance because of knob and tube wiring.  There are a few companies that will insure them but the cost is very high.  Does anyone know of a good insurance company that will insure a 1920's home with knob and tube without costing an arm and a leg?
