 Even with a poorly bid 30yr auction last week, and some strength in the numbers, we still had another week of improving mortgage rates. Last week was the 5th week in a row of falling rates with Fannies gaining 8/32nds by the end of the day on Friday. This weeks calendar is a short one in comparison to last week: Monday, May 16: A no news day with the DOW trading off a bit and Fannies trading on either side of unchanged today, currently up 2/32nds. Tuesday, May 17: April Housing starts expected +3.8% and building permits +0.8%. Overall, the condition of the new home market has not improved enough to have any noticeable impact on the markets. Tuesday: April Industrial Production expected +0.6% and Capacity 77.7%. Even with Production growing over the past 7 months (give or take a month) ... 05/16/2011

  With Fluke Season opening last week I was reminded that not only has the season been extended this year, but the limit is up to 8 fish as well.  What else has changed?   As I look at my boat and wonder when I will have the time to get it ready for the season, and wonder how bad the gas bill will be when I fill it up.... Last week was the fourth week in a row of improving interest rates. By the end of the day on Friday we had Fannies trading up 19/32nds for the week, with every day a positive one. We even managed a small gain on Friday with the employment report showing a much larger gain in jobs than anticipated, and all of the gain was from the private sector. The 4's are truly a reality for our good buyers right now, and with homes being more affordable than they have been in almost 2 decades, we certainly do have a lot of good news to share!   Last week was another good one for us in the mortgage world with Fannies gaining 35/32nds by the end of the day Friday, bringing us darn close to the lowest rates for 2011.  Luckily Bernake was well tuned with his "Fed-Speak" and did not scare the market, while striving towards transparency from the Fed.  The auctions were mostly well received and there were no surprises in the numbers. Members of the Monsignor Donovan High School Academic Challenge Team demonstrated their knowledge of history at the National History Bowl/Bee in Washington D.C. this weekend.  The students came from the local communities of Toms River, Forked River, Lanoka Harbor and other area towns. The History Bee is held for individual students will compete at about 40 State-level tournaments, with the top students qualifying for the National Championships in Washington, DC. The National History Bee is a competition for single students, however they also run a competition for teams of students, the National History Bowl. Last week ended up being a fairly quiet one with out any surprises on the calendar. Even with a holiday shortened week we saw Fannies improve slightly gaining 5/32nds for the week. This week is a MUCH busier calendar to deal with, and we have something brandy new on Wednesday to look forward to, here is the calendar: Monday April 25: New home sales were expected to come in +10% and actually came in over 11%, but this is after a weak winter for home sales and even on the positive news we still saw Fannies gain 7/32nds for the day. Tuesday April 26: Fed meeting begins today. Tuesday: April Consumer Confidence expected 64.5. The actual number hit the bulls-eye but last months number was revised up a bit.  All Mortgage Loan Originators are not the same For the vast majority of people, buying a home is the largest single transaction in their lifetime  Shouldn't you know exactly who you are dealing with in this transaction?   As of 2010 all Mortgage Loan Originators that work for a Mortgage Banker or a Mortgage Broker needed to be Licensed Both on the Federal and State level. This is the NMLS, or Nationwide Mortgage Licensing System What exactly does that mean, besides us having to write out more checks? For our Federal License we needed 20 hours class time, We needed to pass Federal Background checks, We needed to have our Credit Reports checked and we needed to pass the licensing exam.    The past few weeks have had their share of fun!  We are living in such a global environment: The flight to quality appears to be over, 2 weeks ago interest rate hikes in Europe and China sent a wave of fear in our markets withinvestors thinking the Fed would need to follow suit with rate hikes. Last weeks core inflation numbers show inflation at a very manageable level of 1.2%/yr and the market rallied on the news gaining back much of what was lost a few weeks ago, and fannies ended up 20/32nds for the week, getting pretty close to this year's lows for interest rates.
