   Last week did end up being a bumpy one, but as the dust settled on Friday afternoon we ended up with Fannies being unchanged for the week. For the most part we had mostly positive news last week With both ISM numbers and the employment data all being quite a bit stronger than anticipated. This just shows how the market can be hard to predict, and how much influence the global issues can have on our credit markets. The Flight to quality we have seen over the past 3 weeks has helped to bring rates down quite a bit even with some strong economic data, so be cautious... these low rates will not last forever.     Irish eyes will smile at the library   TOMS RIVER -   Judging by all the celebrations, it seems like everybody's Irish on St. Patrick's Day and Ocean County Library will help foster that feeling with some programs sure to but a twinkle in your eye.    Interest rates took a big dip down over the past 2 weeks, last week Fannies gained almost a full point which has us below 5% again for well qualified buyers. Most of the move we have seen is due to the flight to quality because of Libya and Egypt. World Turmoil always pumps extra cash into our credit markets which drives the price up and the Yield down.  Great if you are borrowing money, but typically bad for stocks. The big issue with this improvement in rates: It is temporary.  Once the dust settles money will begin to flow quickly out of credit and into equities or back out overseas where much of it came from. The FHA commissioner, David Stevens just released this letter in an attempt to 'explain' the recent adjustment to the FHA mortgage insurance annual premium- this is the part of the MIP that is paid monthly in a mortgage payment.  February 18, 2011 On February 14, I announced a new premium structure for FHA single-family mortgages, increasing the annual mortgage insurance premium (MIP) by a quarter of a percentage point (.25) on all 30-year and 15-year loans. Don't Forget, we live in a Global Economy...  Last week was the first truly positive week we have seen in quite some time with Fannies gaining 18/32nds by the close of business on Friday. That puts highly qualified buyers back to the high 4's for a 30yr fixed, just keep in mind that a lower credit score can swing that drastically... I just ran numbers for 2 similar buyers, and there was a difference from 4.875 to 5.25% just because of a lower credit score. This week has it's share of data and auctions to watch out for, along with global issues that most definitely have an effect on our trading.  Mortgage Mayhem: More FHA Changes on the way. Attention FHA buyers: Make note of this, you have the ability to lock in a lower payment NOW! Last week we heard from the Secretary of HUD that there would be an increase in the Monthly Mortgage Insurance premium for FHA Loans.  Yesterday's Mortgagee Letter 2011-10 made it official. As of April we will have a Monthly Mortgage insurance Premium that is 25 basis points higher across the board for all FHA loans. Here is a pretty little chart that was provided in the letter:  While 25bps doesn't sound like a lot, this is on top of the huge change we saw last October.  Last fall we went from 55bps, to 90bps and now up to 115bps for the monthly MIP on our typical 30 year fixed FHA Loan with minimal down.    Last week was another mixed one with a touch of good and bad news along the way.  3 year treasuries did not sell well, but later in the week the 10yrs drew strong investor demand. Fear of inflation and a strong stock market has combined to continue the up tick in interest rates that started last fall.  Last week Fannies lost another 22/32nds, a big enough loss to be very noticeable as an increase in rates for the week. This week we will continue to keep a close eye on stocks and this weeks inflation reports.    Last week was one of the uglier weeks we have seen in the mortgage world, There wasn't just one bad day, every day was a bad one totaling up to a 49/32nd loss in Fannies for the week, and a significant uptick in rates.  This would be the second biggest loss we have seen for a week since Early December, but even that 'worst week' had 1 positive day. There is some good behind this bad.  It takes GOOD news for interest rates to go up, and we have been getting our fair share of good news in the past few weeks/months. Last week we were surprised by both ISM reports being MUCH stronger than anticipated and the employment report that caught everyone off guard.    For the first time this year we saw last week end on a slightly positive note with Fannies up a few 32nds. That slightly positive week was a bit bouncy with auctions that were just "ok", Fed comments that were supportive of "status Quo" and some mixed data that was mostly in-line with expectations. For the most part rates will look unchanged for the week, to slightly better. This week we have a new month of data for the market to begin to chew on, and we have things not on the calendar to consider. Here is the Calendar for the week: MondayJanuary 31: December personal Income expected +0.4% Spending +0.5% and PCE +0.1%. The actual numbers came in at +.4 +.7 and Unchanged.
