Ugliest Closing Ever? 358 Liberty Road Stewartsville Lopatcong NJ 08886 Vies for the Title   Whether you are a home buyer or a seller, the mortgage loan officer and lender can have a HUGE impact on the transaction.   When we finally got to the closing table at 5:30 p.m. on Friday, instead of 1:00 as planned, everyone involved with this transaction was furious.  Already weeks behind schedule, at 4:30 on the start of July 4th weekend, we weren't even certain it was going to close before Tuesday.  Every bit of the stress stemmed from the mortgage company and/or its loan officer!  All along that loan officer kept providing commitments that meant nothing at all; his words were worthless. A Cesspool Celebration: Rural Real Estate Issues can be different! Thanks Tri County Septic   Haven't had much time to post to my blog, thanks to all the deals that are keeping me busy.  But today, I simply must share that I'm doing the Happy Dance over sewage.  For 4 weeks now, the June 9 closing on my Stewartsville NJ listing of a ranch home for sale has been threatened.  The buyer's septic inspector decreed the system unsatisfactory but for "secondary" reasons - the gray water from the washer wasn't hooked into the cesspool, for example.      The buyer requested a new septic system be installed.   Whoa, Nellie!  I faxed the initial report to the best sewage person I've ever encountered, Michael Imbergamo of Tri County SEPTIC, 908-689-9088.  Michael phoned me on a Friday evening with ...

  Stewartsville NJ 08886 Data on Homes for Sale, March 2011 - Warren County Market Reports   Okay, I'll admit I had been skating around Stewartsville market reports, lumping together with Greenwich.  As far a real estate statistics, however, that isn't the best.  So despite my reluctance, I began culling information from the GSMLS today.  The 08886 Stewartsville NJ zip code covers portions of Greenwich, Lopatcong and Franklin.  Our MLS doesn't provide any finished statistics by zip, so I have to manually run it.  And I somehow doubt I'll manage to get the US Postal Service and the MLS to better coordinate - at least not for my benefit!   The sad news is I cannot tell how many homes were actively listed for sale in the previous month.  For example, some Stewartsville NJ homes for sale in...

Greenwich & Stewartsville NJ Data on Homes for Sale, July 2010 - Warren County Market Reports  My Greenwich & Stewartsville NJ Real Estate Market Report is based on data recorded in GSMLS as of July 3, 2010. These numbers do change and each month my graphs reflect any updates.    With 10 Greenwich & Stewartsville homes going Under Contract in June, this area remains popular even after the expiration of the tax credit.  (Closing deadline for that credit was extended!) During June, the least expensive sale was $299,500 in Greenwich Chase. Most expensive was a 17 acre farm, listed at $999,000 for 602 days; it sold for $444,200. Greenwich & Stewartsville NJ Data on Homes for Sale, June 2010 - Warren County Market Reports  My Greenwich & Stewartsville NJ Real Estate Market Report is based on data recorded in GSMLS as of June 2, 2010. These numbers do change; for example, a late sale recording changed the April numbers from when I published last month. This chart reflects those updates.    One interesting trend is that just as many Stewartsville and Greenwich NJ homes for sale went Under Contract in May as they did in April, although the deadline for the federal tax credit was April 30.  Nice to see that these 2 areas remain well-priced, popular choices for home buyers.  We should see a big flurry of closings during June to meet that tax credit deadline.    The average sale price for homes in Greenwich & Stewarts...
