The Scotch Plains, NJ, Real Estate Market Report for First Quarter, 2015   Winter is the slowest time in Union County Real Estate. Not only do homes take longer than average to sell in the winter, they also sell for less in the winter than they do the rest of the year. But don’t think for even one moment that Scotch Plains’s real estate market is dead in the winter! This winter, Scotch Plains had 125 active listings and 118 sold listings. The average sale price this winter was $551,616 with the average home selling 71 days. How does the winter of 2014-15 compare with previous years? Significantly more homes were sold this winter (118) compared to last winter (36). Inventory is slightly higher this year (125 listings) than last year (111). The SPFHS Repertory Theater will be performing GREASE for their Spring Musical.  The play features the standout performers from the High School.   GREASE is the classic romantic musical comedy set in the 1950's made famous by the movie starring John Travolta and Olivia Newton-John.  For years it has become a favorite play performed by school and community troupes as well as on and off Broadway. Showtimes are 8pm March 13, 14, 20 & 21.  2pm on March 15th.  7pm on March 19th.  All shows take place at the Scotch Plains-Fanwood High School Auditorium, located 667 Westfield Road, Scotch Plains, NJ. Ticket prices are $17 for adults, $14 for students and seniors (60 and up.)  You can order tickets online or in the lobby one hour prior to showtime.

A necessary first step to take before you buy or sell a Scotch Plains home is to learn about local real estate market trends. Here's what you need to know this month.   Inventory: There are currently 148 single family homes offered for sale in Scotch Plains. While the inventory is dropping since the summer peak, there are still plenty of homes to sell. In November of 2013, there were 119 homes actively listed. The high inventory this year isn't because homes aren't selling - in fact, homes are selling quite quickly. There were 25 sales in Scotch Plains in November, nearly 3 times as many as there were in November of 2013. Unfortunately do to ongoing construction the Tree Lighting that was scheduled for tonight has been cancelled.  The grounds are so muddy that parking on the site is very difficult.  Keep your eyes open for future events that will be held at the Frazee House.  Over the next few years there will be tremendous imrovements to the site making it one of the premeire park/historic sites in the county.

Due to construction work going on at the Frazee House site, the Tree Lighting for tonight has been cancelled.  It has been rescheduled for Friday, December 12th at 6pm.   If you'd like to read up on the history of the Frazee House, this link will tell you all you need to know. The Frazee House is located on the corner of Raritan Road and Terrill Road. Hopefully next week it won't bee muddy!

Scotch Plains, NJ Market UpdateFebruary,  2014 The year started off strong for the real esate market in Scotch Plains, NJ.  New listings were up 50% in January over December, 2013.  While this is not uncommon as the cyclical nature of home sales usually has new listings slow down during the December holiday season. More telling however, is that the available inventory is down slightly both from December and year-over-year.  Additionally, the absorption rate (how long it would take for all of the inventory to sell if nothing new came on the market) is down from January, 2013 and stable from last month, at 3.8 months.  A six-months supply is deemed a "normal" market, and 3.8 months does lean toward a Seller's Market. Scotch Plains, NJ Market ReportJanuary, 2014 Home sales in Scotch Plains, NJ remain stable.  Data from the New Jersey Association of Realtors® and 10K Research for single-family homes sales indicates a steady market. Key metrics including the number of new sales and closed sales, median sales price, list price to sales price ration, and absorption rate all support this. In 2012, there were 352 single-family homes that came on the market, and 223 that sold.  Through December of 2013, there were 368 homes that had come on the market, while 224 of them had sold.  Statistically, 2012 and 2013 were almost identical for sales numbers. Additionally, the absorption rate (the months supply of inventory if no new homes came on the market) year-over-year was constant as well at around 3.8 months. ...
