1st Day Of Training For My New Assistant I just love my new assistant!  He is always so happy and pleasant when I ask him to help me.  And he dresses quite nicely for work.  He's thorough, loyal and attends to details. I couldn't ask for a more devoted helper. Billy went right to work when I asked him to look at the shed in the backyard at 670 Fort Elfsborg Road in Elsinboro, NJ.  The property is situated on a quiet 'country' road.  In fact, it borders a farmer's field.  It offers 3 bedrooms, 1 bath, a formal diningroom, a livingroom complete with a woodstove, an attached garage and a really spacious deck that overlooks the peaceful backyard.  Billy's job today was to help me install new sign riders and to inspect the backyard.  He did an excellent job with both of these tasks, I'm happ...

Today's Real Estate Activities - August 9, 2011 And the word of the day is:  EVICTION! I really don't like that word, at all.  After months and months of marketing a four-bedroom, one and a half bath unit for rent, a tenant was finally obtained. Not a perfect tenant, but the best one that we could find.  The credit was so-so, their funds were low, but they had decent jobs. They also gave us a convincing promise to do better. Our landlord-client decided to give them a chance.  He graciously allowed them to make installments on their security deposit.  He patiently waited each month as they stretched out their payments. They finally attempted to stretch their rent payment out a bit too long and he had no choice but to file for eviction. Their response? A quiet, quick move in the middle of...

Pink Carnations I've been a mother for 26 years now.  Looking back over all of these years, thinking about all of the Mother's Days, I think the first one was the most memorable.  I can clearly remember going to church with my four-month old baby......what an effort to get up, get showered and dressed, feed my daughter, get to the church on time, etc. *whew* As I trudged up the stairs, baby on hip, diaper bag on my shoulder, pocketbook on the opposite shoulder, bangs hanging a bit in my eyes..... One of the church members, with a huge smile on her face, handed me a pink carnation....a pink carnation for Moms. I will never forget that moment.  That carnation. My first Mother's Day.

'V' Is For Victory! Today at 4pm, I am settling on 847 Main Street, Lower Alloways Creek Township, Salem County, NJ.  I've been working on this since May, 2009.  Nearly 8 months..... When I began this journey with my Buyer, Main Street was actually one of my competitor's listings.  Just after I showed it, her listing expired.  I questioned it, but didn't worry about it.  Fair is fair.  She deserved to be included in the commission even though she was not communicating very well....at all.  In fact, she was very negative about our chances for success.  Have you ever heard that expression, "Don't tell someone that they CAN'T do something or they'll just set out to DO IT?!" Well, to make a long story short, my office (my wonderful processor) had to step up to communicate with the mortgage ...

I was speaking with a delightful women this morning about possibly selling her house as a short sale.  She is behind on her mortgage, and the home is probably worth $20-30K less than what she owes.  Although she had tried to speak with her bank before, after we discussed a short sale, she decided that she wants to try one more time to get her loan modified.  This is perfectly fine with me, and I always let people know that I'm happy to help them in any way that I can, but whenever I hear this it always surprises me.  I understand being emotionally attached to a home, but what a lot of people don't realize is that if their house is only worth $130K, and they owe$160K, they are basically asking their bank to sell them their home for more than it's worth.  If the same homeowner negotiated ...
