Municipal Spotlight: Township of Robbinsville (official name beginning 1-1-08)  Form of Government: In November of 2004, Washington Township residents voted to change their form of government from a Township Committee to a Mayor Council form. The new government was initiated on July 1, 2005. In the new Mayor-Council form of government, the Mayor and Council function as independent branches of government. Washington Township - Robbinsville - Market Statistics January - October 2007 With the Winter upon us I am happy to reportRobbinsville - Washington is still steady with a current supply of homes at five (5) months.   As mentioned in previous monthly reviews, this means we are in a consistent market.     The last couple of properties I've listed in Robbinsville - Washington went under contract within 14 days and with multiple offers.   This means my prediction of having  "fire" left in the 2007  market place seems to be correct.   If you are considering a move you might want to consider it strongly before the year end.     If you want a no-hassle free market analysis please don't hesitate to contact myself or my team at (609) 448-2222.  We are here to answer are your real estate question...

Washington Township Updates Tax Rate  On July 12, Washington Township Council approved its new municipal tax rate of 34 cents per $100 of assessed value. The new rate is the result of the recent township-wide property revaluation that was conducted by officials over the last year. The last time the Township underwent a property revaluation was in 1991, when the average assessed home was $180,000. The new value is more than double that amount, bringing the average assessed home to $425,000. Under the new rate, average homeowners in Washington Township with homes assessed at the township average of $425,000 can expect to pay about $1,445 for the municipal portion of their property taxes.

State Grants Washington Township Waiver for Purchase of Kushner Tract  In mid-July, the state Local Finance Board approved a waiver for a $635,000 down payment that Washington Township is expected to use to purchase the 72-acre Kushner tract on the south side of Town Center. The approval paved the way for the Township Council to unanimously approve a $12.7 million bond ordinance for the Kushner tract purchase, and designate itself as the redevelopment authority. The redevelopment authority administers the redevelopment process for all actions within the municipality. Last April, Washington Township Mayor David Fried announced that the Township had signed a letter of intent to purchase the Kushner tract.    In 2004, Robbinsville High School opened to freshmen only. Each year, another grade was added to RHS. This September will mark the first time that RHS will have all four grades in the same building.   Sean, who played the horn in the school band, said he would still miss his days at LHS.   "My experience at Lawrence High School was thoroughly enjoyed," he said in an e-mail. "I've felt comfortable since freshman year, having older kids from our middle school ... to ease us into the culture shock of going from Pond Road (Middle School) to Lawrence High."   Following graduation, Sean and his twin brother, Glenn, expect to be "bringing some Jersey" down to James Madison University in Virginia, where Sean will study biology.   Washington Township Name Change to Appear on November Ballot  Washington Township has long struggled with an identity problem. Not only does it share a zip code with Trenton, there are Washington Townships in nearly every corner of the State (one in Bergen, Burlington, Gloucester, Morris, and Warren counties). Thanks to the efforts of Lewis Koushel from Washington Township, area residents will have the opportunity to decide in November whether or not they want to change the township's name to Robbinsville. Since 2005, Mr. Koushel has been collecting signatures to put the question on the ballot, and his efforts have paid off. He gathered nearly 1,500 signatures and filed the petition with the township in early June-just in time to get the question on the ballot for the general election...
