"Will the loss of casino business in AC impact our real estate business in Ocean City, NJ?   Reflecting back to when the casinos came into Atlantic City, there was a positive aspect to the real estate here in Ocean City.  But that was then, and this is now.  Clearly, our barrier island about thirty minutes from AC is located just far enough away to avoid most, if not all, of the potential problems of this bigger city.  Obviously, many are still drawn to the trip to AC for shows or dinner or possibly gambling, our special events like "Miss America Pagent;" but overall there isn't much of a connection to worry about. "Locations - Northend & Gardens" ... Ocean City, New Jersey   We will review some of the Ocean City, NJ locations starting with the Northend and Gardens areas ... in the northern part of our barrier island.  The "Northend runs from the north of 6th Street to the south of North Street.  This is a very wide area going from the Bay to the Ocean with the Boardwalk running up to St James Place which is only a couple of blocks fromthe end of the "Northend" area of Ocean City. Summer Contacts Everywhere in Ocean City, New Jersey   Ocean City, the largest town in Cape May County (and our location being a barrier island along South Jersey), is only about 10-12,000 population throughout the nine months from September through May ... and often less than that number due to the number of winter travelers to warmer locations. But in "June, July, and August," the population moves up to about 125,000-150,000 during the summer rental season.  July 4th tends to be the busiest day of the calendar year (and particularly when the 4th comes on a Thursday or Friday making it a much longer weekend). "Summer Sunday Lineup in the South Jersey Real Estate Offices" - Ocean City, NJ   So in our Goldcoast Sotheby's International Realty office on 34th Street in Ocean City, NJ; each rental agent has two Sunday assignements handling the office from 10am to 2pm. This is indeed a trouble shooting situation where rental tenants and/or owners make contact with the real estate office either by phone or a visit to the office to talk about rental problems.  These problems can cover simpler items like a television not working to major items like a significant plumbing issue ... whatever your imagination might be able to think of ... yes we've had that problem. Open House Activity during the Summer Rental Season ... Ocean City, New Jersey   Mostly from the middle of June to the end of August the "buying period slowly moves from the spring to the fall."  There are a ton of potential buyers because our buyer group comes from our existing rental base.  But in the summer it is very difficult to get into shore property listings because of the existing rentals. Therefore, it is always important that an agent tries to keep one of his or her sale listings available for summer activity.  And particularly on weekends.  However, even if a listing owner does not rent, one can have difficulty setting up an "open house" over a weekend since the owner or family members decide to utilitze the house during the summer. Some Bad Weather Hitting South Jersey Thursday & Friday - Ocean City, NJ It's a bit early to tell us what to expect this Thursday and Friday, but heavy rain is in the forecast along with the potential for a hurricane to come up the coast.  Overall, we have received a contact from one insurance company talking about this ... and the potential of a heavy storm that has the potential to developinto a hurricane. Best recommendation would be to batten down the hatches ... put the umbrellas away, check out all the outside furniture, flower pots and everything else. Health & Real Estate ... Some Thoughts ... from Ocean City, New Jersey   So my son got me a recent gift ... a Fitbit bracelet for my arm.  It records the number of steps that I take in a given day ... and for the past two weeks I have been averaging about 10,912 steps per day. My walking started back when I was surprised to find out that I was being rushed by helicopter to Philadelphia for what became a quadruple bypass surgery.  That was about four years ago.  Now at 71 I continue on with my second career - real estate starting my 23 year.  That following a 32 year career in public education in Pennsylvania as a teacher and later a high school principal for 17 years. 4th of July at the South Jersey Shore ... Ocean City, New Jersey   Although I have only been here at the shore since 1988 as an owner, I can't imagine another location to be at during the days leading up and through "the 4th of July" than Ocean City, New Jersey.  And when the 4th comes on a Friday, you know it will be a major weekend activity. We kick it off with a July 3rd "Music at the Beach" over on the very limited beach along Bay Avenue over in Somers Point right across the bridge from Ocean City.  This one involves some beach chair to carry to the location, plus food and drink, as one gets ready for "The Bobby Fingers Band." A Saturday Check-in Day in Ocean City, New Jersey   Almost all locations in South Jersey utilize the Saturday Check-In Arrangement ... with rental tenants coming and going throughout the day.  Check-Out is 10 am throughout our community of Ocean City ... Check-In is 2 pm or later.  So there are four hours between times for owners, cleaning people, etc. to go into each rental unit for cleaning. From about 8 am through 11 am, often later, the movement is out of Ocean City.  From about 12-3 pm the movement, again some arrive later, the movement is into Ocean City.  As a rental agent, I arrange my time so that I can often see rental tenants leaving after dropping off keys ... but I also want to be (and should be) around to welcome my arriving rental tenants coming into Ocean City. Where Are You ... Where was I ... Ocean City, NJ   June has been a tough month for me here on my computer in Ocean City, NJ.  I have a bit of a bug with Active Rain causing me to be unable to complete my blog activity and get it out to my loyal readers. It appears that when I get to the final point where the blog moves along to be sent out to one and all ... a problem occurs which makes it impossible to move the blog along the line to everyone or anyone. So where are you has not changed, nor has where was I.  But the vehicle that moves all of this along has been a bit of a problem. "Changing Nature of Jersey Shore Real Estate" ... Ocean City, New Jersey June has arrived on our barrier island known as Ocean City, NJ.  Everything runs along the seasons of the year.  Mid-June is the closing of the "spring buying period" and the start of the top ten weeks of the "summer rental season."  Of course, that means that it is much more difficult to get into sale properties because they are being rented. "Island Time" meeting up with "Memorial Day Weekend" in Ocean City, NJ   Sure we all thought we were ready for the big rush ... the arrival of Memorial Day Weekend.  But locals are never really ready for anything that brings a lot more people back to the beach.  Remember that all of us locals live on "island time."  It not as easy to explain unless you have spent a spell in our local barrier island called Ocean City.  I knew it was a problem as our street started to fill us with cars starting early on Friday afternoon.  "There back," I shouted to my wife.  "Just keep reading," she said, "Maybe they will go away."  "Never," I said.  "Not until Labor Day." "Staying in Touch" ... Real Estate 1.1 ... from Ocean City, NJ Staying in Touch ... three simple words that tend to say it all.  But saying and doing it are very different.  Even "thinking about it" is also quite different.  So how does one go about all of this. "Weekend Activity" ... In the Real Estate Market ... Ocean City, New Jersey   The weekend real estate market depends on good weather all of the time.  Obviously, there are exceptions when a buyer, or buyers, will make the trip regardless of the weather to check out sale properties. But for a real estate agent working on a barrier island in South Jersey, it is "all about the weekends" down here.  When you have sale listings, again depending on the weather from late February through mid-June (part of our major buying period ... "the spring buying time frame") and from early September to later November (part of our second strong buying time period ... "Memorial Day Weekend just 7 days until next Friday" ... from Ocean City, NJ   Now for many communities: it is just a here it comes, there it goes "type of holiday.  But here "on the barrier island" and after all the cold, damp, and wet weather all winter and much of the spring; this is the big time. Our first big weekend was "Easter weekend" which filled the town with cars and people.  The next one was the "Spring Block Party" which happened on a Saturday with fairly good and warmer weather.  Ready or not, next Friday through and including Monday (Memorial Day) is the "real thing."
