"The Jersey Shore when a Touch of Winter Arrives" ... Tech & Tech ... "My iPhone after about a Year" ... Ocean City, New Jersey   So what is "tech & tech" ... my thoughts on technology good and bad in a blog format.  This is a positive one. I'm an old school guy.  When I was born and went through much of elementary school ... we didn't have a television, later a black and white one ... maybe 2-3 good channels, rabbit ears for connection at first.  So, of course, as time rolled along ... I was not a tech sort of guy.  Now that does not mean that I have not worked hard to understand it.  My problem relates to making things work ... and solving problems when they don't work.  I just don't want to put the time into the process.  And if I did, I doubt that I would make it work anyway. The Rental Process ... "Being a Property Manager" ... "Three Great Wine Stores - 1/2 Hour Away" - Ocean City, New Jersey   If you happen to be a wine drinker, and you are always on the lookout for new wine or a particular one that you can't find; there are three (actually five) great wine stores within a half hour of our little barrier island, Ocean City (NJ). "Personal Notes" ... It's Not All Work on the Island ... Ocean City, NJ   I tend to work most days ... always catching up on things or staying ahead of them.  But I tend not to work all day.  So that's seven days of being around.  For example, Saturdays and Sundays are "open house" days ... an opportunity to get potential buyers and others into my sale listings.  I often do 4-hour open houses and take the balance of the day off.  But sometimes I do two 3-hour open houses taking a hour or 1.5 hours for a longer lunch.  This is also the time when Buyers come to town ... so sometimes, I obtain coverage for my open houses in order to take buyers around to selected sale properties. "It's a Lot of Things, but it's Always Weather on a Barrier Island" ... Ocean City, NJ   We are getting a lot of rain ... plus high tides during the middle of the day and around midnight this evening.  So I left my high ground in the Gardens and headed to work today in my low lying VW.  I decided to not park in the city lot across the street (which I paid for through the summer and into the end of parking meters for a time) because it floods on 10th Street which makes it almost impossible to get out without going back through the one-way. Who knows what will happen at noon today. Summer Rentals 2014 ... It Can Be a Year-Round Job ... The October "Fall Shock" arrived last evening with the Rain ... Ocean City, New Jersey   There are 107 condominiums for sale in the Northend and Gardens sections of Ocean City, New Jersey ... that area north of Sixth Street to the end of the island at the Longport Bridge.  That's 107 out of a city-wide total of 617 total condominiums for sale. The "Give & Take" of Negotiating a Real Estate Deal ... Ocean City, New Jersey   How do you compare this to something that someone else might understand.  Of course, if you were ever a Buyer or Seller; you would have had a taste of it ... but not quite the same as being one of the two agents in most real estate negoatiations.  Perhaps we could relate it to a sports event ... for example, tennis.  Now I still play tennis (mostly doubles as I hit my mid-50s), and you reach a 6-6 tie.  Most players like to play a tie-breaker.  Why?  It doesn't happen all that often.  It can be quite exciting.  And you play a point at a time rotating serves after the first person serves once.  Thereafter, it is two serves per player.  You must get to 7 points and win by 2 points (i.e. 7-5 or 9-7).  No matte...

"The Broker Open House" has changed my Lunch-Time Habits -Ocean City, New Jersey   I'm now in my 21st year in real estate in Ocean City, New Jersey with almost 20 full years in the Northend/Gardens location at #1 Atlantic Avenue on North Street ... that street that divides the Northend and Gardens.  Of course, we had "Broker Open House" days when I was there ... but I tended to only go to those locations in and around my section of the island. "The Paper Parade" in Real Estate ... Ocean City, New Jersey   I thought there was "a lot of paper in the education field" when I was a teacher and high school principal.  And we had to collect paper, file paper, send out paper, etc.  The only useful thing in that field was that we had locations to store paper in filing cabinets all over the school and school district.  It saved the day.  Periodically I would review all of my ongoing paper and throw a lot of it out.  But we also tended to use a lot of the paper over and over so we had to maintain plans, records, information, etc. Now in real estate, the paper continues to flow.  Yes, we can keep and maintain a lot of information online ... but you still need paper around.   And the storage issues in smaller real estate offices tends to ...
