Home Foreclosures in Nutley NJ Home foreclosure is a common problem and yet most of us don't really know how long it takes. It's an important issue that all homeowners spend some time worrying about. Most homeowners have no idea between the time of the missed payments and the eviction date. Since they don't know when the foreclosure process has officially started, when the auction will occur and how long they have left after a new owner buys the deed they feel that they have no options left and no control over the situation. Fortunately there is a way to know the timeframe of the foreclosure process. Most of it will depend on the state laws. Once you miss your first payment you must immediately look for them to be able to come up wit a plan. Time lines vary from state and state. The tim...

SHOULD I BUY OR RENT I NUTLEY? It's better to buy a home than to rent one in most cases.  But not in every case. Comparing buying to renting is actually a fairly complicated endeavor. However, there are a few easy guidelines you can use to aid you in your decision.  Buying a home is usually more beneficial than renting except when: You intend to move within a few years Your rent is very low You don't expect to live more than another 15 years Building equity vs. "throwing your money away" Although it's often said that by owning a home, you're not "throwing your money away on rent." This may be true, but when you buy a home you will still throw money away on things that don't build any equity. These include: Closing costs Interest on your mortgage Property taxes Property Insurance Private...

Yep thats what I said, PASSION! marketing is good also but if you cannot find something remotely redeeming about the home you are selling you will not put allot of effort into the marketing process. I treat each listing as a marketing project, my back ground is advertising and design for the last 25 years and I take the knowledge that I have from that experience to sell my clients homes. Real Estate marketing was a natural fit for me because of my Advertising Industry experience, especially my Online Marketing experience, I know there is no agent out that in my area that can beat me when it comes to online marketing, I spent a large part of my career in the online marketing business this also helps me promote my clients properties allot better and gets my listings more exposure. I am sure you've heard the expression, "Attitude is everything." This is very true. Right now, it's simply your attitude and mentality that will give you the edge over others who are trying to invest in this highly violatile market. You've undoubtedly heard the importance of thinking positive and having the right attitude. Most people are intelligent enough to know that this statement is true. Some people reading this will argue that a positive attitude doesn't always work. Well, maybe not, but I know one thing for sure - negative thinking and a negative attitude NEVER works! So your only choice and your only chance for success in this market are to pick the positive things in life and maintain a positive attitude at all times. I once read a fortune cookie that said, "An optimist is som...

When your selling your home and your looking for an agent who fully understands online marketing, mobile marketing and so on, there are a couple of questions you should ask your agent so you know they are just not "faking it" anyone can say they are a tech savvy agent but they really may not be at all. Here are a couple of questions you may want to ask before you sign that listing agreement: 1) What Does SEO mean? 2) Do you do any SEM? 3) How so you use Social Media Marketing? 4) Do you actually work on your own web site or do you hire a company? 5) What is your buyer conversation/bounce rate on your web site? 6) Is your site indexed in all 3 major search engines and if so what is the ranking/keywords? 7) What is your blogging platform? or do you have a blog? 8) Do you use analytics to ...

Your Listing Agent in Nutley New Jersey There are six things that any home seller has the right to expect from an agent that they choose to market their home. Of course, there are many things a Listing agent should be doing, but these things are absolutely necessary to assure you have the best chance of selling your home in today's real estate market. 1. Selling real estate has changed over the years, but never so much as with the proliferation of the internet. Did you know that between 80% and 90% of home buyers are looking on the internet to find their next home? According to the National Association of Realtors, over 60% of buyers are looking exclusively on the internet. The median age of today's buyer is 30 years old. In my experience, anyone under 40 is looking on the internet for ...

These days I am finding that the "pricing talk" is one of my least favorite parts of the job. I feel for my clients when I have to tell them that their house is not worth what they thought it was or what it used to be. It's especially hard when I have to tell them that it's worth less than they paid. And I know how they feel because I am in the same position as they are. Luckily for me, I don't need to sell my house. Usually, after I deliver the bad news about where I think we should price the home, I hear one (or more) of the five "buts": 1. "But the other agent  said it was worth x" (a higher number) 2. "But my neighbor sold his house for x" (a higher number) 3. "But my house is much nicer than the ones you're comparing it to" 4. "But if I price it that low now, then the buyer will st...

House Hunting in Nutley New Jersey? Homebuyers often forget one of the most important steps in the home buying process: arming themselves with a pre-approved mortgage loan before they begin their house hunting. A pre-approved mortgage loan is a lender's commitment to lend to the homebuyer, with specifications on the exact loan amount. To get pre-approved, homebuyers need to provide personal financial information -- such as income, debts and assets -- to a lender. Applications are usually approved with certain caveats. However, with the lender committing to the loan amount and interest rate up front, buyers can have confidence that adequate financing is in place before they start shopping for a home. Coldwell Banker cites numerous advantages of having a pre-approved mortgage loan, which ...
