Annual Fall Harvest Wine Festival in Manahawkin, October 18 & 19, rain or shine, featuring nearly 100 varieties of fine wines to sample from some of New Jersey's premier wineries, food, crafts, vendors, and live music. Manahawkin home sales (non-waterfront) jumped over 79% in July 2013 in comparison with a year ago. The growth shows that the Stafford Twp Housing market is continuing to strengthen. Manahawkin housing prices for July 2013 also are on the rise. The median sold price for a home in July of this year was $245,000 compared to $216,000 in July 2012, an increase of almost 14%, matching national trends. The list (asking) price in July of 2013 was $261,000 compared to $230,000 for last July. This may indicate sellers are starting to understand that thier homes will sell for more and that inventory for moderately priced homes in the area is being cleared out.   Here is the second in our series  of Spring Cleaning Tips.   Since it is Spring Cleaning time, we will be bringing you tips on Mondays to help get your house in shape!   Manahawkin To Host Governor's Town Hall Meeting -New Jersey Governor Chris Christie has scheduled a Town Hall meeting in Manahawkin Wednesday, January 16.  While there is no agenda for this or any Town Hall meetings, local officials and residents are looking to discuss Super Storm Sandy clean up efforts and rebuilding.Residents are wondering where and when the money is going to come from for rebuilding, and officials are looking for state assistance with clean up costs which in Manahawkin alone have exceeded $20 million.  There have been no estimates yet on the needed clean up of Stafford Township's lagoons.Manahawkin is not alone.  In Tuckerton, FEMA has estimated the Borough which has an annual operating budget of $3.9 million suffered damages totaling $3.6 million.  Officials in Tu... 01/09/2013

We had a client email us asking about changes in the market due to Hurricane Sandy & his accountant's opinion on the changes in the market value........ here is my reply:     I have seen no examples of major price changes in the market as of yet, except a few storm damaged properties are now on the market in "as is" condition. These properties have been placed on the market for the seller's perceived value of the land and it appears they may be over priced for the conditions and terms.   After Hurricanes Fran (1996) & Floyd (1999) North Carolina saw only an average 7.5% drop (and only temporarily) in prices. Your accountant's estimate of almost 20% seems excessive considering those areas affected by Sandy are more affluent and more people here have flood insurance than in North Carolina... 11/26/2012
