The Little Falls, NJ Township Council along with Mayor Eugene Kulick are considering rezoning a portion of a Township owned 12 acre tract as part of an ongoing effort to keep rising property taxes at bay. The parcel of land under consideration is located on what's known as Rose Street, an unmarked or "paper street" located along side Rt 46 east and adjacent to the Little Falls ShopRite. The Mayor and Council would like to see the almost 5 acres of actual buildable area of the tract rezoned for commercial use in order to gain valuable and much needed ratables for the Township. In theory, more ratables would help stabilize and hopefully control annual property tax increases. That remains to be seen. Officials at the Yogi Berra Museum and Learning Center, located on the campus of Montclair State University in Little Falls NJ, have decided to remove Roger Clemens' jersey from a display commemorating the NY Yankees run of four World Series wins in five years - from 1996 to 2000. NJ Transit has announced that it will be cutting down on it's train service to the Great Notch Train Station in Little Falls, NJ much to the dismay of many township residents. Prior to the implementation of the new schedule, there were four morning trains bound for Hoboken and nine afternoon and evening inbound train stops at the Great Notch Station. The inspection that was a nightmare to schedule turned up an interesting item that was listed in the report as needing attention. The report suggested that the carpeting needed cleaning because the seller is a smoker and the carpeting has retained a cigarette smoke oder (I was in this condo 3 times and never noticed an oder). Maybe our Home Inspectors can weigh in on this, but I don't see where this is an inspection issue. Worn carpeting, yes, but cigarette oder??? There were only a few other small issues and I guess this inspector needed something to fill in the report.

It's really frustrating. It seems that everyday I read in the paper or see a story on the news about how bad the Real Estate market is. Gloom and doom. That's what feeds the media, but the facts tell another story. And it's not a story that you'll read in any newspaper or see on any nightly news broadcast. As most Real Estate professionals know, market conditions are great for qualified buyers. Prices have stabilized and even come down a bit in some areas. Sellers are willing to negotiate price.
