New Jersey Chief Justice Stuart Rabner aims to protect Hoboken residents and all of New Jersey. Questionable foreclosure filings across the nation have New Jersey's Chief Justice Stuart Rabner, working to establish a set of initiatives to combat this in New Jersey. He is concerned with the increased number of foreclosure filings, and that there may be incorrect applications. He said, "It is important the judiciary system ensures that judges are not rubber-stamping questionable documents that may not be reliable."    The term "robo-signing" has been extremely popular lately; especially with the brief foreclosure halt we saw last fall. Robo-signing is when mortgage lenders and other service employees sign hundreds and thousands of affidavits that are then submitted in support of foreclosu...

An ad for a Hoboken estate sale catches your eye and you decide to take  a look at the home that is being offered. The home looks like a great deal, but are you aware of the disclosure process when it comes to buying a home from an estate or out of foreclosure? What many people do not realize is that a property listed by a corporate or institutional seller in many states is exempt from having to make disclosures on the property available to buyers. In contrast, when you buy a home from a private "equity seller," you must be told about the leaky roof or the bad septic tank. The bank who owns a distressed property does not have to let you know about these problems. What you don't know can leave you in the dark about a lot of what you need to know about the biggest purchase of your life.Un...

With Spring right around the corner you may be interested in putting your home up for sale. Have you ever heard that Realtors are overpriced, or you can sell your house on your own and save the money? There are facts and figures stating that the above statements are truly a myth. More than 80 percent of homes that first hit the market as a Sale By Owner (FSBO) eventually end up being sold by  a Realtor.  Think about the money that is wasted by trying to sell your home on your own. You need to consider the costs of advertising, signs, flyers, etc. If you do get lucky enough to sell your home without a realtor it is very likely that the buyer will come represented by a Realtor who will need to be compensated by you as the seller. Don’t forget that buyers of FSBO properties will expect to...

Hoboken Open Houses Map Feb 12th & 13thI'll be at 300 Newark Street Sat 1-3 and sun 12-2. Be My Valentine House hunting is a lot like looking for love. Open House here, open house there. You have to kiss a lot of frogs before you find your prince (ss). A good realtor is a lot like having your own Patti Stanger, just nicer. These free maps are a service of Brian Murray. Open houses are a great way to get a high level view of the market when just starting your search but keep in mind the following important items: 1) Open houses only represent a small portion of what is available. On any given week end in Hoboken, there are between thirty and sixty open houses. This represents as little as 5% of the total inventory. A buyer who is just starting out should see open houses in different pric...

There is great news on the education front in Hoboken and another one of the many great reasons to purchase a home in Hoboken. The New Jersey School Report Card has announced that the per pupil spending rose in many Hudson County school districts last year. Hoboken led the pack with the county’s highest amount spent per pupil at $18,726 per student. The students inJersey City were not as fortunate with the per pupil spending decreasing by more than $1,000 from the 2008-2009 school year. If an FHA or VA loan is in your future to purchase a condo, be sure to check into the specifics for the area you are interested in. The majority of condos must be purchased with conventional financing (20% down payment) or all cash. To qualify for FHA and VA loan programs, condos must meet certain criteria, and be approved by the U.S. Department of Housing and Urban Development for FHA, or the U.S. Department of Veterans Affairs for the VA. Not very long ago, there were ’spot approval’ processes where an individual unit could be approved on a case-by-case basis, but at this time those options are no longer available. What is the best way to find out if a condo is VA or FHA approved? Following are two online tools that buyers or sellers can use to find approved condo communities. The to...

According to the National Association of Home Builders, Hoboken and other home builders are going smaller with the size of new homes. The average size of a new home has been reduced and is expected to shrink more during the next few years. In 2015 the average home size is predicted to be approximately 2,150 square feet. In 2010 the average home size was 2,377 square-foot based on a U.S. statistic. That’s significantly lower than the 2,500 square-foot average size in 2007. However, the current average home size in the U.S. is 50% larger that the average home size was in the 1970s. Housing researchers have stated that the current downsizing of homes is due to the poor economy and a switch in consumer tastes. One thing is for certain is that buyers will not downsize when it comes to stora...
