I have recently sold another short sale in Hackensack NJ.  The condo was located at 115 Polifly Road in Hackensack and was 2 bedrooms and 2 bathrooms.  The condo complex was Continental Parc in Hackensack. This property was purchased by my client in 4/17/2006 for $345,000. This was near the height of the market, where everyone was purchasing real estate and never thought things would get as bad as they are now. With the help of my client, we worked as a team to get her property sold. She listened to my guidance and things turned out great.  I negotiated with Amtrust Bank, which is a bank based out of Cleveland Ohio.  I was able to obtain a short sale approval within 4 weeks.  The quick approval was due to my expertise in short sales. The approval amount was for $243,000.  That is $102,0...

    FHA loans - Mortgages keep changing because of the economy. Just a few days ago, HUD put out mortgagee letter 2009-08, that states a major change in cash-out loans. This change has been talked about since November of last year and it's now official. The main reason is because of the deterioration of the housing market and HUD wants to reduce its risk and that makes sense. What is the new change? You will no longer be able to pull cash-out up to 95% of the value of your home. It is now reduced back to 85% of the value of your home. This has been the old way prior to 2006 or so. January '09 Activity SNAPSHOT - Hackensack, NJ Homes Sold:    1 !!!!    (January 2008 saw 23 residential units Sold !) Sold Price Range:   $280,000(January 2008 Range:  $170,000 - $639,000) List Price Range:   $358,000(January 2008 List Range:   $179,000 - $749,000) Styles:   1 Colonial(January 2008 Styles: 6 Colonial, 1 Bi-Level, 2 Cape Cod, (2) 2-Fam, 12 condos)   Whereas the actual sold PRICE has dropped slightly, the MAJOR item of note is that Hackensack only had ONE HOME sold this January, compared with 23 sold in January 2008 !!!That is a major difference.
