Happy New Year!As 2017 comes to a close, let's look back on the year in Cranford real estate and see how the 2017 real estate market in Cranford compares to previous years.InventoryCranford home buyers had slim pickings in 2017 with an average of only 77 homes on the market at any given time. A total of 271 homes were sold in 2017 - more than any of the previous 5 years. Of course, as sales increase in pace, inventory will continue to drop and, before you know it, we have a strong sellers market here in Cranford. PricesThe average list price in Cranford in 2017 was $516,2...

We took this picture at Nomahegan Park in Cranford. There are hiking paths with a fitness trail around the lake and through the woods. Kids ride their bikes around the lake and fish in it in the summer. There’s a nice sized playground and fields for soccer and baseball. There's also plenty of parking and clean bathrooms.

The Township of Cranford is nearly 5 square miles located exactly in the middle of Union County.First incorporated as a town in 1871, Cranford is still a thriving and growing community.  In the late 1800's through the first few decades of the 1900's, Cranford was a resort destination.  With railroad access to and from New York City, many wealthy city dwellers would spend summers in Cranford, enjoying the warm days along the Rahway River.  Many of the early residents of Cranford were wealthy commuters that worked in New York City.  Today, commuting into New York City is easy from Cranford with several bus routes as well as trains running to Newark-Penn all day and New York-Penn during non-peak hours.Today the town has a population of just over 22,000.  It is home to main campus of Union ...

Do you have too much house? If the kids have moved out and cleaning 3 bathrooms, mowing the lawn, and heating and cooling 4 bedrooms is getting old, then it might be time to downsize. Downsizing is not for everyone. There are many reasons people choose to keep the family homestead. Perhaps the kids have move far away and you want to maintain guest rooms for them. Perhaps your location is ideal for your job and you’re not ready to retire. Maybe the kids live close and you want to stay near them. After the real estate bust, some homeowners who might have been ready to downsize postponed doing it until their home regained its market value. With market improvements for several years, you might be surprised at how much your home is worth. A simple phone call to a professional real estate age...
