We are always looking to try new restaurants in the communities we service.  Several months ago, a new establishment opened in the Target Shopping Plaza on Central Avenue in Clark.  Paragon Tap and Table bills itself as a purveyor of craft beers and craft food.  Chef/Owner Eric LeVine happens to be a Chopped Champion and cook book author. This past Tuesday we finally got to have dinner there.  While we didn't sample any of the craft beers or sangria (we had to go to an office meeting afterwards) we did enjoy a nice meal.  However, they do have 20 different beers on tap and the bar menu has a wide selection of wines and lots of creative cocktail offerings.  The house sangria is supposed to be excellent. The decor is bright and casual and the wait staff was very attentive.  We were seated ...

Dear Team Zuhl,   We live in Clark in a 3 bedroom, 2 bath colonial home. There are some updates, but not too many. Can you tell me what my home is worth?   ~ Clark Clan     Dear Clarks,   You can get a very accurate idea of what your home is worth by hiring an appraiser. For about $300-400, you can have your home professionally valued. An appraiser takes the attributes of your home and adds or subtracts value based upon how your home compares to others that have sold in your neighborhood. You can also get an idea of what your home is worth by asking us for a free Comparative Market Analysis. We'll compare your home with others like it and can usually estimate within 2% of what your home would sell for in today's market.   ~Team Zuhl

Before you buy or sell a home in Clark, you need to understand the market conditions. Here's what you need to know this month: Inventory: There are currently 88 homes on the market in Clark ranging in price from $187,000 to $1,100,000 - definitely something for everyone in this market! Nine homes were sold in June which is very low for June. Prices: The average and mean sales in June were 38% higher than the 12 month sales average and 30% higher than May. One or two high end sales can create this anomaly so it probably doesn't have any significance in terms of the summer real estate market. While summer prices typically increase due to supply and demand, July's numbers should give us a better indication of where the market is heading. Days on Market: The average sold home in Clark in Ju...

A CCO, or Certificate of Continued Occupancy, is required in many areas of New Jersey and elsewhere before the title of any real property can be exchanged. When you sell your home, it's important to know what your town requires for a CCO.  To obtain a CCO in Clark, you'll need to fill out the application which can be found here. If you are selling your home with the assistance of a full service Realtor, he or she will likely file this for you, but if you are selling FSBO, then you'll need to do this yourself.  Once the application and fee are received, the Construction Department will schedule an inspection of your home. These are the most common reasons for failing the CCO Inspection: Open permits must be closed out before the CCO inspection.  The blow off valve on your hot water heate...
