Dear Mr and Mrs. Listing Agent, STOP MAKING MY BUYERS PUT IN LOW-BALL OFFERS!!! How is it your fault you ask? Well let's see, all of my clients get my newsletter every month that shows what has sold in my market because I want them to be informed and educated when ready to put in an offer. And guess what? They just saw the property that you had listed for $4,950,000 just sold for $3,000,000. And they also saw that the property you had listed for $725,000 sold for $410,000. So of course when they are out with me and see a property listed for $500,000 they now think a starting offer of $250,000 isn't unreasonable based on what has sold.   The Nature Center of Cape May will be hosting the annual Harbor Safari again this weekend. Harbor Safari will be this Saturday, May 14th, 2011 starting at 11am. The Cape May Spring Festival is scheduled in town this year from April 29th to May 8th, 2011.  This is like the grand opening of Spring every year in Cape May.  We are going to have sunny skies that will bring our temperature into the low 70's.  It will be perfect weather for beach strolls and shopping on the mall. The Cape May County Zoo is an ever popular place to go in the Spring.  You will find camels, a reptile house, house of birds, zebras, and much more.  The zoo is open year round with both summer and winter hours.  The Winter hours are 10am to 3:45pm. The Spring, Summer and Fall hours are 10am to 4:45pm. As always, the admission to the zoo is FREE.  However, donations are always appreciated. The Cape May County Zoo also has a wonderful playground, bike trails and park that you can enjoy.  There are covered picnic tables that you can reserve for birthday parties or get togethers.  Outside charcoal grills are available by the picnic tables when you first enter the park. It is that time of year again, thankfully, when you need to pick up your Cape May beach tags for the summer 2011 season.  Every year there is a new design on the tag and because of this, it has grown into quite a collectible.  I have been in homes for sale where they have displayed over 15 years worth of beach tags.  It is moveable art once the season has come to an end. This year the Cape May beach tag prices are: A daily beach tag is $5.00. A 3 day beach tag is $10.00. A Saturday to Saturday (weekly) beach tag is $13.00. A seasonal beach tag is $15.00 if you purchase it before the end of this month (March 31, 2011). If you purchase your seasonal beach tag after April 1st, it is $25.00. I work in a seaside resort, actually the Nation's Oldest Seaside Resort: Cape May, NJ. A lot of my buyers and sellers are involved in Condo Complexes. There are two main reasons some people here prefer condos: 1) It is a little more affordable and hassle free to own a condo as a second home or vacation property as opposed to a single family, 2) The way Cape May is situated, unless you want to spend $2 Million or more on a Big Beach Front home, the only other Beach Front option is a condo.
