When qualifying for a mortgage, the borrower(s) need to meet three main qualifications. Income – There are specific front and back end ratios depending on the mortgage program. And sometimes you can exceed such ratios with compensating factors. Credit – Mortgage programs now require credit scores, aka fico scores.  You also need to show good credit performance on how you can handle your credit or that you have established credit. Assets – Depending on the mortgage program, you might need assets to close and or to show a specific number of reserves.   I want to talk about a specific issue when there could be more than one person on a mortgage when it comes to mortgage qualifying or income qualifying. Many will state that they should be able to qualify for the mortgage because their ...

203-k loans and Energy Efficient Mortgages     Many of us love to cut costs and or save money, right? A 203-k loan or a Energy Efficient Mortgage can help you accomplish this. When buying your new home, it's not only a place to live, a place to create fond memories, but that it's an investment. And probably one of the biggest investments that you will ever make and that you should take it seriously. Many borrowers are unaware of such programs as the 203 k loan or the Energy Efficient Mortgage. Yes, there are similar programs that can be done with conventional loans, but they usually require a larger down payment and or better credit scores or you will be penalized. So the types of loans that I will be mentioning below are FHA loans with FHA guidelines.       Loan Descriptions :   203-...

Now, I am not an expert when it comes to such subjects, nor do I do this for a living, but I do have my own strong opinions in regards to these specific topics. For many that don’t know, FHA was created by the National Housing Act of 1934. What people need to understand is that FHA doesn’t make the loans, but that they insure the mortgages for the lenders sake.  The investors/lenders are the entities that make loans to borrowers. HUD, which stands for U.S. Department of Housing and Urban Development, is a government agency that was started in 1965 to help homeowners achieve that American Dream. They help borrowers with HUD approved programs, approves lenders to be FHA approved, and helps borrowers utilize the programs and guidelines set forth for FHA loans. Again, FHA is does not lend money. I only mention this because I get so many calls telling me that FHA will do this or do that, because it states it on the HUD website. The average consumer...

Did you know that National Police Week is May 11-17 in the U.S. and Canada?  In honor of all police officers, here's the definition of   A Cop On the Take First he takes...the oath.  Here's what else he takes:   He takes...it in stride when people call him "pig." He takes...his low paycheck, realizing he'll never be rich. He takes...a second job sometimes to make ends meet and support his family. He takes...time to stop and talk to children. He takes...your verbal abuse while giving you a ticket you really deserved. He takes...on creeps you would be afraid to even look at. He takes...time away from his family to keep you safe. He takes...your injured child to the hospital. He takes...the graveyard shift without complaint because it's his turn. He takes...time to explain why both your he...

Here's a great story that reminds us to slow down...and look around.  A young, successful executive named Josh was driving down a neighborhood street.  He was talking on his cell phone and going a bit too fast in his brand-new, sleek, supercharged Jaguar XKR.  Suddenly - WHUMP!  A brick smashed into the Jag's pristine black door!  SCREECH!!!  Brakes slammed, gears ground into reverse, and tires madly spun the Jaguar back to the spot where the brick had been thrown.  There stood a young boy, looking desperate.  Josh jumped out of the Jaguar, grabbed the boy and pushed him up against a parked car.  "What was that all about and who are you?  That's my new Jag, and that brick you threw is going to cost you a lot of money.  Why did you throw it?"  "Please, mister, please...I'm sorry!  I didn...

There's power in a gaggle of geese that you just don't find in a lone goose.  For example:  Fact:  As each goose flaps its wings, it creates lift for the bird following.  By flying in a "V" formation, the whole flock adds 71% greater flying range than if one goose flew alone.  Lesson:  Those who share a common direction and sense of unity can get where they're going quicker and easier because they're drawing strength from each other.  Fact:  When a goose falls out of formation, it suddenly feels the drag and resistance of trying to fly alone, and quickly gets back into formation to take advantage of the lifting power of the bird in front.  Lesson:  Stay in formation with those who are headed where we want to go; be willing to accept their help and give help to others.  Fact:  When the l...

Here's a quick note to let you know how I can help you or anyone you might refer to me.           Six years ago I had the pleasure of helping Scott and Daisy purchase their first condominium, and two years ago I helped them buy a three-bedroom house.  When Daisy called two months ago to tell me they were relocating out of state due to Scott's promotion, of course I had mixed feelings - delighted about their good news, but sorry to see such nice folks leave the area.          I belong to a national organization of real estate and lending professionals, so I offered to connect them with a Realtor and Lender in their new city.  I called my contact at the organization, obtained several names, and passed them along.  Daisy just sent me a photo of Scott and her in front of their new home, wit...
