Most Valuable Player - Triple Play, 2010 - part two In yesterday's post, I told you about a class I had this week at my State's Real Estate Convention, Triple Play.      Adorna O. Carroll was the teacher who made me sit up, take notice and pay close, careful attention to each and every word she said.  I realize that sounds pretty dramatic, but the truth is..... her class was pretty dramatic. The title was simple enough, "Seller Counseling Session".  (Counseling not Listing)  Adorna explained that the old 'listing appointment' sells price.....the counseling session explains your value. The "Free Market Analysis" and 'listing' a property, for the sake of a listing, are gone! The counseling session should cover the following: -  Selection of the right professional based on the service pack...

Most Valuable Player - Triple Play, 2010 - part one I attended Realtor's Triple Play in Atlantic City, NJ this week.  Two and a half days of in-your-face education and training.  Two and a half days for a much-needed and welcome paradigm shift.  My favorite quote? "This is not your grandmother's Real Estate."  ~ Adorna O. Carroll (Isn't that the truth!) Adorna had lots of catchy, funny things to say.  She also had lots of good tips, advice, coaching, prodding, scolding and downright smart things to say.  Her approach to business is something that I've never been exposed to before.  While I sat in her audience, I found myself becoming more and more amazed.  I'll write about the specifics tomorrow.  The level of protection she provides to her customers and clients is impressive. This is j...

After all these years Atlantic City International Airport is getting some recognition. It looks possible that it can be a major airport with the heavy usage of Newark and JFK airports to the north. Interesting article !! Atlantic City Airport important to A.C.'s success, Sweeney says By ANGELA DELLI SANTI Associated Press | Thurs. November 25, 2010 A fully utilized commercial airport in Atlantic City could taxi tourists directly to the gaming resort while generating hundreds of millions in badly needed cash to prop up the troubled casino industry, the state Senate president said. An outline of Steve Sweeney's vision for Atlantic City International Airport is contained in a bill he is sponsoring to create a new tourism district around the casinos and step up marketing and security in the...

State senators will consider about a dozen bills today to reform New Jersey's casino and horse-racing industries and establish a state-run tourism district within Atlantic City. The legislation, if passed by lawmakers, would reshape the resort's largest industry - with effects potentially rippling across the state and overseas. Two of the bills would bring major changes in the way casinos are regulated and marketed. One would create a state-run tourism district overseen by the Casino Reinvestment Development Authority. The other bill would transfer most casino regulation functions to the state Division of Gaming Enforcement and loosen licensing procedures.   Other measures include Senate bill 490, which authorizes Internet wagering through Atlantic City's casinos, allowing New Jersey re...

Before HBO's "Boardwalk Empire" exposed him to the world, before Nelson Johnson's book made him a household name, there was another book about Enoch "Nucky" Johnson. For decades, an old, unpublished, type-written manuscript was passed around by those in the know - bandied about by some of the most notable names in Atlantic City's history. At a whopping 562 pages, it exhaustively chronicles the life of Nucky Johnson, the former boss of Atlantic City, from his birth to his upbringing in Mays Landing to his methodical rise through the ranks of the Republican machine. The author of the 1960 manuscript was listed as one John Henry Stoneburg, a name so obscure that most people - including one Nelson Johnson - thought it was a fake, a pseudonym for some faceless reporter. The title of the book...

A Wall Street ratings service has changed its outlook for Atlantic City's municipal debt from "stable" to "negative" to reflect the city's weaker financial position. For now, Standard & Poor's continues to assign an "A" rating on $19.1 million in municipal bonds, noting that Atlantic City's debt burden remains low. But S&P indicated it may downgrade the rating if the city's financial problems become worse. Atlantic City's tourism-dependent economy, below-average income levels and stagnant tax base were cited as concerns by S&P. The ratings company also said the city's budget is under strain from $9 million in property-tax appeals. Although S&P says Atlantic City expects to have an operating surplus in 2010, it added that "ongoing pressures from continued tax appeals and limited revenue-...

The local newspaper had an article about an agent, Gary Rosenzweig, that claimed he was due a commission on the sale of an Atlantic City Casino. As a matter of record, he has filed a lawsuit blocking the $35 Million dollar sale. His commission, he claims, is a mer one percent of the sale. A real bargain in the commercial real estate market. But, Gary claims to only have had a verbal agreement between Dennis Gomes, the executive giant in the gaming world, and his financial backer, Morris Baily (no relation to George Baily of It's a Wonderful Life, I'm sure), the owner of JEMB Realty of New York for providing them "confidential" information that Wells Fargo wanted to unload the Atlantic City Resorts Casino. Seems Resorts defaulted on their mortgage of $360 million. And, suddenly the story...

Boardwalk Empire ... The History of Atlantic City and its rise to fame ... from Ocean City, New Jersey   Based on the book, Boardwalk Empire - The Birth, High Times, and Corruption of Atlantic City, by Nelson Johnson; HBO has developed an upcoming miniseries of the same name.  THE PRESS of Atlantic City has published excerpts of the book in three or four issues of their daily paper, and now with the premiere set for September 16, 2010; it will continue to receive a lot of attention in Atlantic City too. Since our little island of Ocean City (NJ) is only a short half hour away, many people here have also been reading about "Boardwalk Empire."  Even looking at real estate, we all know that the growth of casino gaming in AC was the cause for a real estate boom in OC when it all started.  S...

It pays to buy in Atlantic City / Buyers can get $20,000 for first home By   KEVIN POST Business Editor, Published: September 13, 2009 Page in newspaper: Farook Hossain has been working in food service at the Tropicana Casino and Resort for seven years. But until recently, all he could afford for his family was a one-bedroom rental apartment. That changed in the past month with the help of a city-administered federal program that provides as much as $20,000 to first-time buyers of homes in the city -- on top of the $8,000 federal tax credit such buyers can get until the end of November. Hossain, his wife and his 3-year-old son moved into a three-bedroom home on Raleigh Avenue here."I need a big house because maybe I'll have another baby next year," Hossain said Tuesday. He said he didn't...

The 7.5-megawatt (MW) Jersey-Atlantic Wind Farm is the first wind farm to be built in New Jersey, and the first coastal wind farm in the United States. The wind farm is located in Atlantic County, NJ and is visible to more than 30 million Atlantic City visitors each year from downtown Atlantic City and the Atlantic City Expressway. The project produces approximately 19 million kilowatt-hours of emission-free electricity per year, which is enough emission-free energy to power over 2,000 homes. The electricity is used by both the Atlantic County Utilities Authority (ACUA) Wastewater Treatment Plant and delivered to the regional electric grid. Five 1.5 MW GE wind turbines standing 397 feet tall located on the premises of the ACUA Wastewater Treatment Plant in coastal Atlantic City, NJ. Rea...

Atlantic City Gambles on Future December 26th, 2009 Since Atlantic City, New Jersey approved legalized gambling back in the late 1970s, the city has always been in the shadow of Las Vegas.  Everything the tarnished city did to revitalize and rebuild and build a world-class casino atmosphere drew comparisons to Vegas.  And frowns. Meanwhile, the "Little Engine That Could" plodded on, eventually erecting 13 casinos.  The first, Resorts Atlantic City, opened in May, 1978.  A year later Caesars debuted, then in December 1979 Bally's opened.  The Sands, Harrahs and the Hilton each opened in the latter half of 1980 and the Playboy Casino and Tropicana were ready for business in late 1981.   Atlantic City now had eight casinos.  The recession of the early 1980s (sound familiar) halted construc...

White House Subs - Atlantic City NJ The next time you head to Atlantic City, you MUST stop in at White House Subs to sample one of their sandwiches. Even if you plan to eat somewhere else, stop in and bring a sandwich home. You will not regret it.The shop has been there forever. You can tell from the picture that I attached. You can also tell from the hundreds of pictures that are on display inside. Whenever a celeb comes to AC, they stop in, have a sandwich...then get their pic taken before it goes up on the wall. I was in there with Dr J. one time. The sandwiches are special really for two reasons. First, they give you a generous portion regardless as to which sandwich you order. Second, they use fresh hot rolls that are from a nearby bakery. Make sure you get the hot pepper relish. If...
