I have to make it quick...but If you send someone and offer and you insult the property and the agent please make sure you're factual. I always tell my buyers if you come in too low it's like trying to push a snowball up a hill. You've insulted the seller and they just don't think you're serious.  So, if you send over an offer explaining how much it will cost to removed the (undisclosed) buried oil tank, please make sure before you call the realtor unethical or sloppy, or g-d knows what that the property you want to remove the oil tank from has one.   Oh yeah, that tank the one that was removed about 10 years ago. Ya know regardless of whether you represent the seller or buying doing property research is part of the job.    Ok. I feel better now.

The Path of Destruction from Hurricane Sandy is overwhelming. I am just about to watch the special report on NBC.  New Jersey is my “adopted” state.  I moved to Jersey in my early 20’s from Baltimore Maryland and stayed there until about 3.5 years ago.  I am still licensed in NJ.  Atlantic City holds some very special memories for me, especially in 1994.  The city has been devastated. While living in NJ, we would frequently take rides to the Jersey Shore.  Day trips with the kids to Sea Side Heights.  Dinners in Spring Lake, Sea Girt and Point Pleasant.  Just sitting and watching the water and the boats was so relaxing. "In this market you've got to make deals," said Ian Lazarus, project manager for sales and marketing of The View Condominiums on the Boardwalk. "Buyers are looking for anything they can get. OMG LOL - I "lost" this post from a month ago and never published.  Thanks to the new link where you can view your old drafts - I found this and several other partially written posts. I really had a great time at RainCamp in Atlantic City.  Certainly, I learned a TON...and I mean a ton.  I think the 2 day format was a definite PLUS in more ways than one. But, what made RainCamp so special was the people.  We had a ton of fun meeting each other/reconnecting.  I can't even begin to tell you how exciting it is to meet all these people you've been following live and in person.  Some of them I had spoken to on the phone (and several times).  It was just like we were old friends...and we all hugged each other as soon as we recognized one another.  It was really neat.  I'm seriously going thro...
