Kizer Pending Sales Up…Successful Sales Up…Average Sales Prices Up… Wakefield Residential Listings report an increase of 12 new listing for the month with 168 homes carried over from the previous quarters and calendar year.  The time it takes to experience a successful sale increased by a mere 3 days over last year’s marketing time.  The challenge remains for potential buyers to actually qualify with lenders new loan criteria. Bottom line…It’s still a “buyers” market and today’s buyers have lots to choose from…current inventory remaining high but is holding with new listings and back on the market homes down… There are 180 active residential listings; 137 having water frontage or water access.  The spectrum of value is between $40,000. – $1,250,000., it w...

Wakefield NH Real Estate Report August 2010 We are looking at homes sold data for the last four years to determine the state of the market.   In 2006, 114 homes sold with average days on market of 121 days.  With recesssionary woes rising, 2007 saw only 86 homes sold and average days up to 152.  In 2008, 90 homes sold with average days at 133.  While the Federal Home Buyer Tax Credit was established to prop up a sagging national market in 2009, 90 homes sold and days on market was a brisk 114 days. Wakefield Residential Listings report an increase of 31 new listing for the month with 149 homes carried over from the previous quarters and calendar year.  The time it takes to experience a successful sale decreased from 116 days in August of 2009 to 104 days in 2010.  The challenge remains for potential buyers to actually qualify with lenders new loan criteria. Successful sales are also down 33.3% over last year’s MTD transactions.  The time it takes to experience a successful sale has increased 16.6%.  It continues to be a “Buyers” market…inventory remains at an all time high with a reported 170 active residential listings; there is a property to satisfy just about every potential buyer actively searching for a suitable home within the value range of $49,900 to $1,250,000. The May market reports a 50% decrease in new Wakefield Residential Listings; while Back on the Market homes have increased better than 33% over 2009’s MTD report.  Homeowners who had previously exhausted their contract terms, options or patience are returning for a 2nd opportunity to be one of the counted in the 140% increase in successful sales and transfers… combine that with 53% increase in sale prices and you have signs of an improving market.  The time it takes to experience successful results increased from 3.1 months to 5.3 months, reality is buyers have a lot to choose from; inventory remains high, interest rates remain low and sellers are motivated.
