Rochester, NH Market Trend We are looking at homes sold data for the last four years in Rochester, NH to determine the market trend. We see that 2007 was a good year for home sales in Rochester and the significant decline in sales at the start of the "Great Recession" in 2008.  2009 saw an increase as part of the now expired Federal Home Buyer Tax Credit which ended in early 2010.  Home sales dropped off again in 2010 due to many uncertainties with the economy.     Demand For Rochester, NH homes In 2007, homes were on the market an average of 107 days.  With the "Great Recession" entrenched in 2008, homes were on the market two weeks longer and in 2009 three weeks longer.  In 2010, with less homes sold, they were selling in 100 days, one week sooner than in 2007.  One could conclude tha...

Check out what I saw on my way to the office yesterday!     I caught a quick glimpse of this big guy on Blackwater Road in Rochester New Hampshire yesterday, Thursday, October 21st.  I was on my way into the office, on a back road and saw this big Bull Moose grazing in a large pasture on the side of the road.  At first glance I though it was a horse from the adjacent farm.  I quickly stopped my truck and backed up to take a second look.  Sure enough, it was a large Bull Moose.  If I had to guess, he was probably around 7 to 7 1/2 feet tall and about the length of my Chevy Trailblazer.  He was a big one!!! Rochester NH Real Estate Report September 2010 We are looking at homes sold data for the last four years verses the last twelve months to determine the state of the market in Rochester, NH.  There were 472 homes sold in 2006 with average days on market of 73.  A 29% decline in homes sold for 2007 at 339 with days on market up 34 days to 107 days.  2008 saw another down turn of 23% less homes sold at 262 and days up another 14 for a total average of 121 days.  While the Federal Home Buyer Tax Credit was established to prop up a sagging market in 2009, 22 more homes sold at 284 and time on the market up another week at 130 days.  In the last twelve months, we see homes sold fairly steady at 282 but they are moving much faster at only 96 days on market. Rochester NH Real Estate Market Activity August 2010 Let's look at homes sold data for the last four years verses the last twelve months.  In 2006, 472 homes were sold in Rochester with an average of 73 days on the market.  2007 saw a 28% plunge in the number of homes sold to 339 and an increase of 60% more time on the market at 117 days.  Another 23% less homes sold in 2008 at 262 but they sold quicker with average days being 89.  2009 posted an 8% gain with 22 more homes sold at 284 and those homes took 37% longer to sell with 122 days on the market.  In the last 12 months, the number of days on the market fell to 100 days and we have seen 288 homes change hands. The Rochester New Hampshire Department of Public Works is participating in a statewide sale of backyard compost bins in celebration of Earth Day 2010. The Rochester New Hampshire DPW is offering compost bins, kitchen scrap pails and Systern rain barrels at discount prices through March 26. According to the DPW, about 25 percent of the average household's waste consists of yard trimmings and kitchen scraps that can be easily composted. Residents can save $65 for every ton of waste they compost because it does not have to be shipped out of town for disposal. The sale offers at a discount tools that can turn those scraps into a rich soil amendment. The DPW offers a home compost bin and how-to guide with a combined retail value of $100 for $42. Although the real estate market was tough in 2008 as you will see below, 319 homes sold in Rochester.  People still have to move and homes still do sell regardless of the market.  With that said, here is A Little Perspective on the Real Estate Market: •  More than 1000 banks closed in 1930 (three years before the FDIC was created) BUT Only 14 banks have been taken over in 2008, •  There are 76 million households in the US that own their home--24 million of these homes are owned free and clear, •  There are 52 million homes with mortgages in the US;  97.2% of these are not in foreclosure AND 93.8% of these homes are current on their payments.
