Portsmouth New Hampshire Real Estate Market Update How's the real estate market in Portsmouth NH?  I run into plenty of people who are always interested in knowing how the real estate market is in Portsmouth NH.  Many of them read in the papers and hear on the national news that the market stinks, it's lousy market, blah, blah..... Real estate is so very local, and I always make sure to let people I talk to know that.  Here in my areas in the Seacoast towns of New Hampshire and southern Maine, we've picked up dramatically in the last 4-6 weeks, with loads of appointments, lots of buyers deciding this really is a great time to buy, and sellers wanting to sell who are really tuned into today's market and are realistic in their pricing expectations. So, how's the real estate market doing i...

The latest forecast by the National Association of Realtors (NAR) claims that existing-home sales are projected to trend up in 2008.  I definitely see that happening here in the Seacoast.  In fact, Lawrence Yun, Chief Economist for NAR was quoted recently saying, "The improvement in the Northeast reaffirms a trend apparent for some months now that shows signs of recovery, noteworthy because that was the first region to slump." Yes, he said did say improvement in the Northeast! Let's check out what's been going on in Portsmouth, NH. 36 homes sold in Portsmouth in April -14 single family homes, and -22 condos.  Year-to-date, 87 homes have sold in Portsmouth, NH: -33 single family homes -51 condos, and -3 mobile homes In addition, 7 Portsmouth homes went pending with active contracts in Ap...

A recent staging job has resulted in a creative way to replace personal photos.   This home had a beautiful arrangement of photos on a wall. The arrangement really worked well there, perfectly centered  between two wall sconces. For staging purposes, the family photos had to go. However, the homeowner didn't have anything to put in their place. They didn't want to invest in new wall art, and they didn't want to have to deal with filling the nail holes and touching up the paint if we left the wall bare. I took some photos around the property and emailed them to the seller.  She printed them and put them in the frames in place of the family photos. They look beautiful! As a personal bonus,  the whole arrangement could be left with the house for the new owners.  Here are the photos we used: A ...

Portsmouth New Hampshire Homeowners - Do You Need to Sell  Your Home or Condo?Homeowners in the Portsmouth NH Seacoast areas are lucky to be in an area where the interest level in living in such a gorgeous area hasn't caused our market to drop as much as some real estate markets in other areas around the country.  Our sales are off a little compared to the fast-paced markets of just a few years ago, and because of that, if you have a home or condo that you need to sell fairly quickly in today's market, you need to be aggressive in several ways to bring about a sale. Here are 5 mistakes to avoid when selling Portsmouth NH homes and condos in today's real estate market:1)  Showing Your Home Before It's Ready - we have a saying in real estate, "You nev...

Living here in Portsmouth New Hampshire is a pretty wonderful thing.  We're right on the coast, with the Atlantic Ocean at our door and Portsmouth Harbor right here as well.  Our coastline is very picturesque - sandy beaches, rocky points, small cliffs - quintessential New England coastline. Because of our location, we're blessed with some beautiful landmark lighthouses.  I thought I'd share with you some of the wonderful lighthouses we have here along the coast of New Hampshire and along southern Maine's coastline.Nubble Lighthouse, as most know it, is the most famous lighthouse here in this area.  It's real name is Cape Neddick Lighthouse, but I've never heard too many call it that.  Isn't it beautiful?  It's just gorgeous to see in person!  It's in York Maine, actually Cape Neddick M...

This week, my father and I, (Oscar Somerset), were fortunate enough to have some very nice weather for our photo shoots.  In a combined effort with my father, Oscar Somerset, of  http://www.8thwondersphotograph.com/  ,  we have been out on a weekly basis, taking photographs of towns and cities in New Hampshire, and will continue in Maine, for visual tours that I will be adding to my site http://www.billsomerset.com/ .This week we had the chance to take photos in Portsmouth New Hampshire. Portsmouth is one of my favorite places to visit in the summer.  From the beautiful scenery, to some of the areas greatest restaurants, Portsmouth is a destination for the whole family to enjoy.               Portsmouth, New Hampshire is a city in Rockingham County, New Hampshire in the United States of...

On Saturday, April 12th, a local team supported by a good friend of mine will be walking for Multiple Schlerosis.  The five-mile route starts at 10 a.m. at the Portsmouth Middle School.Multiple Schlerosis is a devastating disease that affects 14,000 individuals in New Hampshire and Massachusetts, and 400,000 people across the country.  Those participating and donating their time to this walk are doing what they can to help and hopefully someday their efforts will help find a cure for this disease. For every $1.oo raised for Multiple Schlerosis, 85 cents goes towards MS education, support, advocacy and research to help people with multiple sclerosis; 12 cents go towards fundraising; and 3 cents goes towards administration.  If you are interested in walking, feel free to stop by April 12th...

Good news (and not too surprising) - Portsmouth is a stable investment for purchasing housing with some excellent opportunities for both Buyers and Sellers. There were 59 homes sold in Portsmouth during January 1 through March 31, 2008. They ranged in sold price from $110,000 to $1,150,000. Average sale price was $312,849. During the same period of time in 2007 the average sale price was $324,232. A difference of only (-3.6%).With our wintry weather and record snow falls it is amazing to know that Buyers are still out there and moving during all that challenging weather. During first quarter of 2007 there were 61 homes sold in Portsmouth. But the average days on market was 176. This year the average days on market is down to 120. This is good news because it shows homes selling faster e...

Are you a Portsmouth NH homeowner thinking of selling your home or condo?  Do you have a multi-family in the Portsmouth area that you're thinking about selling?  If so, this pricing information may help you price your real estate correctly right from the start.Your asking price on your home or condo is the single most important component of getting your home or condo sold.  Sure, the condition and the location both play major roles, but the price you put on your property is the cricitical factor as that takes into account both location and condition.  And to help determine the correct price for today's market, you need the advice from a full-time experienced REALTOR.  Your REALTOR will use their experience, knowledge of the market place and market conditions, and their professional trac...

If you're a homebuyer in the Portsmouth New Hampshire real estate market, a whole new option has now opened up for you with the recent increase in the FHA loan limits.  I wrote a post a little bit ago annoucing the increases for the New Hampshire Seacoast areas of Rockingham County and Strafford County.  If you missed it - check out this post for the loan limits in various housing categories --- >> Portsmouth NH Real Estate - Great News on New FHA Loan Limits!! FHA is a little more forgiving when it comes to a person's credit history.  If you're gone through a Chapter 7 bankruptcy (either you or your spouse/partner), the discharge date of the bankruptcy need to have been at least 2 years ago.  This 2 year period is marked from the DISCHARGE date and not from the FILING date of bankruptc...
