Nashua, New Hampshire Foreclosures, Short Sales and Bank Owned Real Estate Purchasing property at a Nashua NH foreclosure auction has many risks to a potential buyer and in most cases the bank will bid and take possession of the property at the auction. The property is then referred to as bank owned, REO (real estate owned) or foreclosed property. A home owner may attempt a "short sale" whereby the bank agrees to accept less than the mortgage balance based on the owner's hardship and financial status. Obtaining approval can be a long and difficult process. Additionally, there is no assurance that the lender will accept an offer at or above the listed price. Register at Nashua NH foreclosures (bank-owned) listings and short sale opportunities. We will contact you and provide: A list of e...

Did you see the telegraph last week?  THey highlighted a local family as their many paving businesses have been known to scam people into paying for an unwanted paving job.  I guess it is a little bit like a bait and switch scam.  They would approach a neighbor or business in proximity to the person who hired them to pave, and ask the neighbor if they would like to have potholes filled in for two hundred dollars.  THen they would fill in the pot holes, but also proceed to repave the entire  the driveway.  $3000.-- and something dollars later, they give the client a greatly enhanced bill.  Instead of a Two hundred dollar bill, they end up with a $3200 bill.  Apparently, they have been caught and arrested for this scam in various states,  i believe it said - California, Florida, NH, Mass,...

Don't you just love the olympics?!  I love, love, love the winter olympics!  Maybe it is because I am from the North, and have an affinity for anything that makes winter more tolerable! :-)  They just seem so much more exciting and dangerous than the summer olympics.  It seems to me that more American Olympians than usual have a New England tie as well!  The brakeman on the two man bob sled is from Melrose Ma.  Don't you just wonder how someone from Melrose, Ma, gets involved with bobsledding?  Skating- I get, after all it is just a stone's throw from the Boston Skating Club, but bobsledding?  Of course, there's NH's own Bode Miller, and Vt has a few men and women representing it, as well. Watching JR Celski come back (in short track speed skating) from a nearly death defying injury - a...

Read em and weep!  Actually things are slowly improving but interest rate rises and new round of foreclosures could put a quick and sudden damper on this small gathering of 2010 partymakers.  Home price pressures are still seen as generally stablizing to actually gaining in some areas, though there is still a large difference from town to town and even between various price points- a solid, market data based analysis is what you need and if you hear sweet talk from the agent you are interviewing to market your home with...well, BEWARE.  If interest rates rise then we are in for continuing months of waiting for market stability to begin upward climb. www.popesays.com   Nashua, NH http://hubpages.com/hub/Nashua-NH-Real-Estate-2009-Annual-Report Manchester, NH  http://www.virtualhomes.com/...

What the Mortgage Backed Securities Market is Doing Today: The price of the FNMA 30-Year 4.5% MBS coupon opened at 100.31 this morning - up 1/32 from yesterday's close. The chart below shows today's price trend of the FNMA 30-Year 4.5% coupon: The FNMA 30-Year 4.5% MBS coupon is currently trading at 100.44 - up 4/32 from its opening. Nashua, NH Real Estate - Third Quarter Market Report Third quarter reports represent transactions that occur during the summer months which is typically a slower seasonal market.  This is not a year to date report as that analysis does not accurately reflect the current market activity.  The winter market was one of the worst since MLS has been keeping records. Single Family Homes Sold Market activity for single family homes sold was similar to 2008 however the average selling price declined 3%.  The average days on market dropped substantially from 99 days to 79 days for sold transactions.  This is due to the high percentage of entry level home sales dominating the market.  First-time home buyers are taking advantage of the $8000 tax credit and are purchasing homes since they are more ...

Nashua, New Hampshire Homes and Condominiums Sold - July 2009 The Nashua NH real estate market statistics for single family homes sold indicate that the market may have bottomed out and is turning the corner.  There was a 20% increase in homes sold in compared to 2008 transactions (increase from 55-66).  The strength of the first-time home buyer market may be a contributing factor.   The average selling price increased 4.5% which is the first increase in month over month comparisons in quite awhile.  If this trend continues, then the market will have definitely hit bottom.  It is unlikely that values will return to 2007 levels, but an increase is a very positive sign. The condominium market continues to soften as financing is the major contributing factor. Transactions increased almost ...
