This week promises more Market changes, but not how most people are thinking or predicting. Interest rates actually came down to near 5.09% on average last week with a sharp decrease in new mortgage applications. The amount of houses on the market increased sharply as new listings increase. The amount of listings though, is still down near 49% from 2020. Some of the bigger changes to the market are homes that are over priced are not selling. We are seeing a variety of price decreases on over priced homes over time.  The HARD FACTS are that instead of 20 plus offers on a new listing, we see perhaps 4-5. Real Estate deals can end for a wide variety of reasons. Let me tell you the tale of how a Garden Hose, killed this sale. I got a call from Home Seller asking if I could help them save their sale. They did not list with me. The amount of homes coming on the market increased greatly last week in the Manchester NH area. The amount of single family homes for sale went up sharply last week. The amount of pending sales remained steady. We are seeing home that are not selling the first week they are listed any longer. Being priced too high for their condition or their neighborhood, seems to be the leading reason. Look for this trend to continue, We are also seeing a trend with banks being tougher on borrowers. the criteria to get a mortgage is stricter. Appraisals are coming in lower. It was quite a week in Manchester NH area Real Estate Market. We saw a giant increase in new listings hitting the market. Many of the homes going under contract in less than a week. Interest rates rose to 5.3% on average. With additional increases promised by the FED, buyers are hurrying to buy now.We are seeing a great deal of relocation buyers coming to NH for our great jobs. We are also seeing a great deal of first time buyers still entering the market. A better question than "Who is watching me" may be "Who is listening to us?" First off, in some states the seller must post if cameras or listening devices are in use. However, in some states they are not. Even worse, even if it is required, some sellers are not posting. Therefore anything you say or do when looking at a home, you should assume is being watched and or listened to.   Let me share  a story. I took my buyers to a new listing. The listing agent set up showings every 15 minutes through out the day. It is early Saturday morning. The phone rings and it is a friend i have not seen in a while. They ask if I have any homes in "the best school districts of Manchester" they can look at today. He and his wife took today off to look at, find their dream home and make an offer today.    Of course I know of a couple of homes coming on the market. This is the area I live, grew up in and work in. I started the conversation asking if they were pre-approved. A BATTLE was brewing when after a closing, the Home Seller removed the RING DOORBELL and the RING LIGHT AND CAMERA over the garage. The seller did not say they were not included. The buyer assumed they were staying as it states "all fixtures" in their contract. The buyers show up at their new home and the door bell and spot lights are gone, wires hanging in their wake. We were flooded with inquiries about the Real Estate market last week. Should we buy now? Should we sell now? What will happen to prices?
