Manchester NH Real Estate Market REPORT May 8, 2023.  Typically we see a sharp increase in new Single Family and Condo Home Listings hitting the market by May. This year we are not seeing that. Most Home Owners are staying still. Those who "need" to move are getting good prices for their homes. One factor could be it is easier to find a buyer than it is to get the sale to close. Banks are tightening their lending practices. Appraisers are being tougher on homes. Home Inspection results can be asking for more from the seller than ever. We are seeing about 15 new Single Family listings hit the market each week. We are seeing about 16 homes go under contract each week. Despite what you hear in the media, the numbers tell us homes are selling and some as fast as they are listed. New Listings are increasing and The amount of buyers is still strong and steady. The newest trend though is homes under contract falling through. It cots money and time for both the Buyer and Seller. Everywhere I go people ask me how the Real Estate Market is.  Lets look at the stats which will surprise you, shock some and amaze others. With SINGLE FAMILY HOMES the amount of Sales year to date to today is only 6 less homes. However there is a sharp shortage of homes considered affordable to most currently listed. Even though the days on market increased from 10 to 25, Home Values have sky rocketed from last years average of 369k to this years average of 418k. With CONDOMINIUM HOMES the amount of Sales this year to date was 57 compared to a year ago that was 76. today. Where we saw an increase in new listings earlier in the year, the amount of new listings coming on the market fell by half last week. The amount of Single Family homes going under contract though, doubled last week.  People often ask what trends we are seeing in our market. The amount of Pending Sales increased greatly for both single family and condos. The amount of Single Family homes for sale fell once again last week. The amount of homes Selling remains strong and steady. Prices are down slightly. When you look at condos, the amount of new listings were up about 200% last week.
