    Not all builders are busy at this stage in our economic recovery, in years past you would have a hard time getting multiple quotes for your project. The Northeast has had it's share of rain, the water bill is way down so far this year, but the lawn mowing schedule...is basically any day it's not pouring I have to mow. One more positive thing the flowers are quite nice this year, and my back yard is very green. Kayaking is looking good for the summer, lots of water in the Pemigewasset river.     I have recently been asked to join an Architectural Review Board for a local development slope side at Loon mountain resort in Lincoln New Hampshire.   Our company designs and builds lake side and mountain homes that have a decidedly rustic flair. Not primitive, but rustic in looks and organic material whenever possible.   The corner stone of a resorts homogeneous feel is that the homes should posses a general theme. There are two small brooks that empty in to the river near my house. Like many in the Real Estate profession I have seen spectacular homes and others that it would be cruel to confine prisoners too. But rarely am I overly impressed with a landscape job. Prepare to be wowed by these photos. This is the stone stair case leading to the ski slopes, the master plan calls for use of natural material, and these huge stones were incorporated in to the landscape to access the Loon Mountain Ski Slopes from this house. Another set of stairs that lead to the front door, and a massive retaining wall was required to build on this sloping site.     Has it occurred to consumers Real Estate Sales have reached the perfect storm status? There is a multitude of contributing factors, and in my opinion a very short window to achieve a great buy.        Home Prices have fallen 32% since the peak in the second quarter in 2006. Moose, Mud, Mountains and river scenes a typical morning on my way to work. Three years ago distant prior-investors (owners at other Centex Resorts) were giving the opportunity to purchase the premiere locations at Loon's South Peak Resort.  Past buys from the Centex development company proved to be profitable (upon re-sale), so many purchased sight un-seen. A Little photo journey in the yard today, wild flowers, dead trees, water and other treasures left behind after a Cold winter in the White Mountains of New Hampshire. Assorted Wild Flowers growing in the back field. The dead birch and oak trees are plentiful this year...but the mushrooms don't mind.   The Brook runs into the new pond (almost finished building ),then overflows into the Pemigewasset river I don't know what kind or how old this car is, but it's in the woods beside my house. A typical Winter seasonal Rental (for the 6 month ski season) in a high quality location with access to the slopes goes for $12,000 plus utilities. I have a new condominium at south peak resort (on Loon Mt.) that wishes to rent full time. The local employment base doesn't allow for yearly rentals to be very high in price, but rewards shorter term rentals with excellent dollars per night. For a little more than a six months rental, keep the place for the year and enjoy all four seasons in the beautiful White Mountains.
