Why are Buyers given a pre-approval if they were not actually approved for a loan asked a Manchester NH area home seller? The CONFUSION starts that they actually got a "PRE-QUALIFICATION" Letter and not a pre-approval. Many buyers and sellers are confused by the two terms. This sellers sale fell through because the Buyer could not get a mortgage and had a generic pre-qual letter from an Internet mortgage company that wasn't worth the paper it was printed on.   A pre-Qualification usually only looks at the buyers credit score and uses what the buyer states their income and debts are. A strange case in which the appraiser said they failed an appraisal while completing their valuation for a home purchase with a buyer getting a conventional mortgage.  I had a list of initial problems with this delay in closing, as this is a conventional mortgage, not FHA. Next this is an appraisal, which is an estimation of value, it does not have a pass or fail option.  Upon review a conventional mortgage does not have a requirement the home come with a stove/oven. The type of mortgage that does require a stove is an FHA mortgage. The fha appraisal does have some inspection items an appraiser must check as opposed to a conventional mortgage that does not.   The appraiser is confused and caused an un-needed delay. There it was, those golden words "Ready to move in Bank Owned Home". Something does not seem right... so i had to check it out. Ready to move in means it is ready to move in. No work needed. Typically bank owned homes are far from ready to move in and with a play on words, This home is not quite ready. Yes, there are still some bank owned homes being listed. They are great deals, however.... you need to know what you are getting into before making an offer.  You have a choice of agents. When do you think is the BEST time of day to show a home FOR SALE that would result in more offers? A Manchester NH area home owner requested to only show the home in the twilight (an hour before sunset) when she could put all the lights on to create a better atmosphere so that buyers would be inspired to make offers on her home. My initial response is the best time to show a home is when the buyer wants to see it. Some buyers work nights, others days, some weekends and on and on... so when a buyer has free time, when a buyer likes your home enough to want to see it... I say let them see it. I can certainly see that the seller wants her home to show in the best light literally. Here in the Manchester NH area, a Seller called me to tell me their sale fell through and they needed a new listing agent, from reading my Active Rain Blog, they knew I was the agent for them. There is two distinct sides to this argument with half calling before they write an offer to let the Listing agent know they are writing one. Should you cal the listing agent before writing an offer? The simple answer is YES, but to ask them if they have any other offers pending. Many times a buyer may say they want to write an offer only to change their mind. Would you rather have the smallest home in an upscale neighborhood or the largest home in a not so desired area? That was the question that brought some Buyers to a heated discussion yesterday during their search for a Manchester NH Area Home . With a pre-approval in hand, the sales price they are approved for is lower than the median sales price for this area. They are not deterred and set out to fnd their dream home. They came to two conclusions, one if they want to be in the best neighborhoods, they must choose a smaller home.
