Home staging will help sell your Hampton Meadows condo.  It is not something most condo owners realize, but home staging is the marketing tool that sets you apart from your competition.  Home staging is just what you need to make your home the most memorable and the most appealing.Yes, Hampton Meadows is a beautiful community, close to the highway and beaches, but location and convenience alone won't be the deciding factor for buyers. As with most condominium and townhouse communities, Hampton Meadows has multiple homes for sale at any given time.  Homes are very similar in design and have identicle floor plans. For many buyers, the details of the individual homes they tour within the community all seem to blur together by day's end. This is where home staging can make all the difference...

Summer time along Seacoast NH is already gearing up for the best and the busiest three months of the year. Right after Memorial Day spring moves away and all sorts of fun- filled things start to happen no matter what the weather is. The Atlantic ocean is beautiful to look at and be near and affords lots of water sports for surfers and swimmers. Those who love boating are standing by ready to launch their boats for another action packed summer. The Hobie Cat Regatta is always a big event and those who have done it before return year after year to be a part of the sport. Then there is the sand sculpting competitions where every year master artists return to sculpt all sorts of spellbinding works of art. The lasts for a week, rain or shine. Although the real estate market was tough in 2008 as you will see below, 270 homes sold in the Hampton area.  People still have to move and homes still do sell regardless of the market.  With that said, here is A Little Perspective on the Real Estate Market: •  More than 1000 banks closed in 1930 (three years before the FDIC was created) BUT Only 14 banks have been taken over in 2008, •  There are 76 million households in the US that own their home--24 million of these homes are owned free and clear, •  There are 52 million homes with mortgages in the US;  97.2% of these are not in foreclosure AND 93.8% of these homes are current on their payments. Unfortunately... •  Over 20% of people with a mortgage owe more than their home is worth •  40% of all homes in foreclosure are non-owner oc...

Lawrence Yun, NAR chief economist noted in October that, "A trend away from subprime mortgages to FHA loans, which often carry much lower interest rates, is a positive development for consumers and the house market going forward.  Still, it will take some time for the change to yield a measurably higher closed sales volume in the aftermath of the subprime collapse.  In the near term, we expect home sales to remain fairly stable."  As real estate markets are local, here's what happened in the Hampton market in October:    19 homes sold in the Hampton area in October: -   8 single family homes, - 10 condos, and -   1 mobile home.  Year-to-date, 234 homes have sold in Hampton: -126 single family homes -  93 condos, and -  15 mobile homes In addition, 16 Hampton area homes are pending with ...

Hampton Beach NH has a yearly Seafood Festival, and the first weekend in September each year is everyone's opportunity to fill ourselves full of all kinds of fabulous food from over 50 local area restaurants.  Talk about yummy - every single morsel I indulged in was absolutely scrumptious! Living in New Hampshire, and New England in general, affords those of us fortunate enough to call this part of the country home countless places to indulge in some of the finest seafood in the world.  And once a year, you get to meander from food booth to food booth dining on every kind of local seafood all in one place!  How cool is that?!?!?!? I must admit, in all the years I've lived here in Portsmouth NH, I have never been down to the Hampton Beach Seafood Festival until this year.  And now I know...

How frustrating to put your home up for sale and nothing happens. No showings, no offers, no quick sale. You thought you would have moved on by now but it's already been six months. Now your asking yourself - "Now What Do I do?" Well, first find out if you have been on the market too long or not. This is easy - all you have to do is ask your agent to give you a report of what has sold in the area and how many days they were on the market and how many days under contract before they closed. If you have been on the market two months and the average is 6 months, you simply need to be patient. While you are being patient make sure you do everything possible to make your house the best buy on the block. This can mean a lot of cleaning up and cleaning out both the inside and outside of your h...

An important thing to keep in mind when it comes to real estate is that each and every town is different.  Depending on where you are in the country, one town can be thriving and the next town over can be in a slump.  This can also be true for large cities-certain sections of a city can be desirable...others not so much.  Please keep this in mind when you listen to the news.  Reporters are often giving you statewide or national market data and your home town is not the "national market".  With that said, let's see what's been going on in the Hampton area. 31 homes sold in the Hampton area in May: -17 single family homes, and -14 condos.  Year-to-date, 102 homes have sold in the Hampton area: -58 single family homes -39 condos, and -5 mobile homes In addition, 17 Hampton area homes went ...

With gas reaching $4 a gallon there must be ways to use it more efficiently. Re-thinking the way we drive can be a challenge in our hurry up world but I have found several ways to save gas while driving. Start with a fuel efficient vehicle. An increase in 10mpg fuel economy rating can save you $5,000 in fuel cost over five years, based on $4 per gallon. Limiting the amount of time my car idles - Idling more than 10 seconds uses more fuel than restarting the engine. Turn your car off when parked or stopped for more than 10 seconds, except, of course, in Traffic! It is not hard on the engine to turn it on and off. Frequent restarting has very little impact on the starter motor and battery. Excessive idling can damage the engine. An idling engine isn't operating at its peak temperature, wh...

The summer season is almost upon us. The snow has finally melted and the sun has come back out. Vacation time on the coast of New Hampshire and Maine is about to go into full swing. What would be better than having a place of your own to enjoy and possibly rent out when you are not there! You don't have to be a financial mogul or Hollywood star to own multiple homes. Many people escape the oppressive heat of Florida and the South to enjoy the temperate climate of the North East. Second home ownership is an extremely popular trend in today's real estate market. Why? Well, demographics, technology and prices are converging to provide a historic opportunity for Buyers to enter this market. Baby Boomers are rushing toward retirement and second homes offer you an opportunity to ready for tha...

You might not believe it, BUT, the National Association of Realtors stated recently that sales of existing homes rose to a 5.03 million annual rate in February which is an unexpected 2.9% increase.  Why?  The answer is that sales are being spurred by lower prices.  Falling prices improve affordability and encourage people to make purchases.  In addition to existing home sales, new construction homes for sale at the end of February dropped to 471,000 units (in the US), the fewest since July 2005Rising sales and lower prices have also stimulated the mortgage market.  This is due in part to recent Federal Reserve actions that have allowed the 30-year fixed mortgage to remain near 6% and the 15-year fixed to hang around 5.5%.Now that your all up to date on the national market.  Here's what ...

When I think of Hampton NH, it is the beach that forms my memories. Going on vacation with my Mother and Grandmother Helen to enjoy the boardwalk fry doe and the large expanse of white sand. One of my earliest memories is the statue of a woman as she looks out to sea. This is the New Hampshire Marine Memorial to sailors lost at sea. Alice Cosgrove created the sculpture from 17 tons of Vermont Granite. The base of the statue reads "Breathe soft, ye winds, Ye waves in silence rest." Part of a poem by John Gay.Hampton sold 36 homes and condos in the first three months of 2008. This is in comparison to selling 46 during the same period of time in 2007. This equates to a 22% decline in total units sold. We also saw a record breaking winter for snow fall. We will have to wait through second q...

The ultimate New England sandwich that is sure to delight everyone. Can be made from already shucked fresh or frozen lobster meat to save time and effort. For purists you will want to set aside time to steam 10lbs of lobsters to obtain 2lbs of meat. I find steamed lobster much better tasting than boiled. The meat is more delicate when it is steamed. I like my lobster roll in a soft finger roll but you can also butter&grill hot dog rolls or use a croissant. Lobster Salad 2 lbs Lobster Meat chopped in chunks (10lbs steamed lobsters will yield 2 lbs of meat) 1 cup chopped celery (3-4 stalks) 3/4-1cup Hellman's Mayonnaise 1/2 tsp. Salt 1/4 tsp. black pepper Shredded Lettuce Paprika Finger Rolls 16-25 Chop the celery and wrap in clean dry cloth. Put in refrigerator to absorb excess water fo...
