The inquiries are starting to increase from those who may need to sell their vacation homes. This week I have had 2 different people. One who has an investment property in the Lakes region of NH. The second has a second home in our Seacoast region of Hampton Beach NH. Two different areas but both similar, worried if they can keep them with an extended "stay at home" order.   Here in NH we have "a stay at home order" but do NOT have "a shelter in place order". I want to share with you a special place. This is the Jetty in the Hampton Beach NH State Park. It is one of my favorite places to come sit, morning, noon or night. To watch the boats come in and out of the harbor heading out to the Atlantic Ocean. To watch the fisherman catch their limits. To watch the sun come up or go down. Does a Vampire live here? asked the home buyers child as the curtains were all closed and every light off. It was a good question for a kid but the buyers question of "How do they expect us to see anything?" was better. Today is day 8 of 10 in my blog series of the "Top 10 tips" for home owners selling their homes. #8. A FSBO Seller called for some help. A Buyer put in an offer but did not pay a deposit as they said they do not have money for a deposit to pay with their offer but can come up with it all at closing. The For Sale by Owner Seller just happy to have an offer accepted it. Months later they still have not closed and the seller wants to know what to do next. The seller said they did everything right. They found an agent to post their home in MLS for a flat fee and signed up with every online resource they could. Do Home buyers benefit or get hurt by Investors Buying, Fixing and re-selling homes? On first look most Buyers may say it hurts them competing against cash buyers. There is a however though. As a leading Listing Agent of Bank Owned Homes, Foreclosures and Short Sales, most of the homes listed are in need of work. Some so much that they are cash only sales. That means the average buyer can not make an offer if they are getting a mortgage on that property. I was recently "screamed at" by a Buyer broker who did not think I should be selling Bank Owned home to investors, but only letting home buyers who will live there buy them so they too can save money. There was a great debate when the Seller must be out of a home when it is sold. Is is before it closes? After it closes? How many days before or how many days after is alright? The legal answer to the question is "When ever it states on the Purchase Agreement that the buyer and seller have signed." The problem arose and debate began when it was the day before closing on a Manchester NH area home and the seller had not even started moving. Have you seen Condominiums entered in the MLS as a single family in your area?  Here  in the Manchester NH area there is a trend where listing agents are entering Condominium style homes under the Single Family headings as well as under condominium listings. Can there be something worse than an agent or client being late? YES when they dont call to tell you they are going to be late maybe? An agent asked if they could see a home at 7pm. The seller balked as they would have to pack up the grand kids, clean the house and head out right after dinner. The seller has requested assisted showings only so I would be there to let them in and answer questions.  I got there at 645pm at this Manchester NH area home. 7pm came and went no buyer and no buyer agent. 715pm came and the buyer pulls up, but no buyer agent. Should Real Estate Agents be able to take a day off? Some people think not. Well yesterday was a semi national holiday around New England, as Jimmy Buffett played his annual concert at Great Woods. It is one of the few days i do take off.  Even some present and prior clients/friends all joined us. Our Manchester NH area clients were all taken care of and everyone was very happy and content. As I sat a home yesterday waiting for a buyer to show up at a  Manchester NH home. They pull in and pile out of the car all wearing bathing suits. They are more ready for a beach day then for looking at homes. The wife right away apologies for their attire as they are indeed heading to the beach right after they see the home. I open the door and start my tour. They love the home. They tell me their home in MA has already sold and they are ready to move.  They head off to the beach letting me know they will discuss making an offer and perhaps meet tonight. Do you open the refrigerator door when looking at a home listed For Sale? In most cases yes, however when it comes to selling REO homes, also known as Bank Owned or Foreclosures we have a rule. DO not open the Fridge. WHY you may ask, well if you have ever opened one that has been sitting a good year with food inside, you may never open another. The rule of thumb is ask before opening or you may learn why you do not open the refrigerator the hard way.  One of the puzzling facts is some banks including HUD will not pay for cleaning. They will remove the trash but not wipe down surfaces, not wash floors and not clean appliances. I got a call from a Manchester NH area Home Owner who asked if I could tell her how to tell if a home is Over priced. I asked her if her home was for sale and she said yes. I asked her the address and I looked it up in MLS. There it was plain as day with the gleaming picture of a room, not sure what room, as it was so dark. How can you say an offer is bad, if it is an offer that starts the buying process, you should be happy to get an offer stated a Buyer Broker. I think the difference is that receiving an offer is GOOD, it does start the Buying process. The HOWEVER though is that in this market there is a shortage of homes for sale, there are many buyers looking and my new listings can get several offers right from the start.  Therefore if an offer is low and contains many contingencies, it may not get excepted. Therefor it is BAD for the buyer for sure. A good offer is one that includes a pre-qualification letter, is at the buyers best price and limits or does not contain contingincies.
