                            YAHOOO!!!!!!!!                    Not only did we meet our goals but we exceeded them! Prudential Varani Realty had a lofty goal to collect 6000 Coats this year during our 5th annual Coat drive.  We worked real hard and a week before our deadline we were still behind.  No way could we allow ourselves to fail, there were too many people depending on us to help keep them warm and we know that the winters here in New Hampshire can be very cold....so the call went out and we pushed harder and harder.  I am soooo proud to tell you all that We collected   8621 Coats... Thank you all so much for your help and generous donations. GREAT JOB EVERYONE... WHAT A TEAM Thank you!!!

This has been bothering me all day...Does our Code of Ethics make us Liars??? Is that what it's telling us to do? A little background...I've been very active on Professional Standards for many years at a local and state level. I just completed a 3 year term on NAR's Professional Standards committee and have been re-appointed for another 3 year term...So I feel like I have a pretty good handle on this stuff. This is Just Unbelievable!!!   Suzy a buyer’s agent, showed a co broke listing last Monday... she was pretty familiar with the house because her buyers had previously looked at it, made an offer and had a home inspection done but it ended up falling apart.   Meanwhile the listing expired, got foreclosed on, is now bank owned and put back on the market with a new firm.   The showing was at 11 a.m. on Monday and at 1 p.m. an offer was drawn up. Suzy called and spoke with the listing agent, Leslie. Leslie is a experienced agent and works for a small office. Suzy told her that she had an offer on the property and asked if there were any other offers on the table …Leslie told her that there were no other offers in and that she was out straight and couldn't talk so please call her back at 5p...

Hampstead Happenings 2006 Christmas ParadeThis years Annual Santa Parade will be held on December 10th. The theme will be "Christmas in the Country" and as usual the parade starts at 2pm on Main Street at Holiday Lane. The Parade will proceed down Main Street to Emerson Avenue. The line up begins at 1:00pm at the Holiday Lane location.Anyone wanting to enter a float or marching group can visit the Hampstead Fire department's web site  for details and an application.  The Fire Department also has some gorgeous Christmas trees for sale...visit the department to get yours before they're all gone.Don't forget... Every year the fire Department invites everyone back to the department after the parade for award presentations, hot chocolate, munchies and a very special visit from Santa himself....

Do you think that the purchase agreement /offer to purchase that you just wrote on your buyers behalf for their dream home is being kept confidential…      If you answer Yes…think again because in New Hampshire it MIGHT not be.   REALTORS® have an obligation Ethically to disclose to their  buyer clients the fact that their offer may not be kept confidential and yes I am talking about the terms…i.e. offering price and or conditions…financing, deposit ,closing date all of which  MAY be released by the seller to competing buyers in hopes of getting a better /higher offer.   This is sometimes called “shopping offers” and is being done fairly routinely but secretively in New Hampshire and other states.  No one will talk about it because they feel uncomfortable about it…   I wrote about Arti...

Just Passing through??? Don’t forget your passport.    photo by Jay McGillicuddy Aruba sunsetDid you know that over 70 million US citizens have a valid passport which is just about a quarter of the eligible population?  Don’t be one of those stuck with out a passport when the new regulations take place!   Imagine the crunch as everyone rushes to get one… besides getting a passport takes time this day and age especially with all the Home Land Security issues.    If you don’t already have your passport you still have some time before the new requirements take effect.     Jan 23, 2007 is the date that we’ll all need to show a valid passport to enter the United States when traveling by air.     That includes arriving from destinations like Canada, Mexico and my favorite Happy Island locate...

Whose time are you wasting???I stumbled across a blog written by Taiane Gregorio titled How many homes should I look before I buy? And it got me thinking. Just how many homes does the average buyer look at before they buy? So I looked it up and found out. Typically in the Northeast they looked at 8 homes, in the Midwest they looked 11 homes, down south and out west they looked at 9 homes.I also found out courtesy of NAR based on the ‘05 Profile of Home Buyers and Sellers (06 will be out any day) just how long the average buyer looked before they bought. In my neck of the woods ...of course they spent more time looking here than anywhere else ...NAR states that buyers in the Northeast typically searched for 10 weeks before they bought a home and typically searched for 2 weeks of that tim...

Some …somewhat  good news on the housing front this morning. Which is badly needed in the McGillicuddy household after that sloppy loss by the New England Patriots last night!  My poor husband Jay is still freaked out about it! Not only is NAR on the bandwagon....but better news is hitting the press as well.I got this article in my e-mail this morning and it put a smile on my face!  It seems fairly positive and written by Broderick Perkins a writer for Realty Times. Hampstead is a small town that has a lot of community spirit and civic pride.  Very rich in history and often described as a picture perfect postcard town Hampstead has a population of roughly 8,000.  Hampstead is located in Rockingham County.  The town is 30 miles south of Concord, 30 miles west of Portsmouth, and 20 miles from Hampton Beach on the Seacoast.  Hampstead contains 13.4 square miles of land, approximately 8,350 acres, 400 of which are inland water area, wholly or in part Island Pond, Sunset Lake, and Angle Pond. The market has changed to a buyers market as opposed to a sellers market that we saw in the late 90's up until August of 2005. Once gas prices topped $3.00 a gallon we saw that buyers were no longer coming out in droves to buy homes.
