It has actually been a few weeks since my last South Cove Update. The progress has come along with all roof systems in place and roofing materials going on. The wood frame trusses and stone work are looking really good. This is going to be one impressive building complex. This photo and the one below are of the North Porch. I am really looking forward to this being done.     This was "The Barn" now to be known as the Pavilion.   South Porch entry. This you can see from the parking area. This is the pool area. It's March 15th and living in Springfield NH there is still plenty of snow on the ground. However after experiencing two 50 degree plus days over the weekend and the activity I saw in the real estate office, spring is here! People are calling asking about listing their home or condo. Buyers started to call... ones that I haven't seen in a year and new buyers that are just starting to look. This is a great sign especially since buyers have been so scarce for the last few months. Another good thing is that the new properties that are coming on the market are being priced well. Sellers, I believe, have realized that they need to price their property to today's values not what the could have should have sold for a few years ago. Yes it's true! Everyone needs to keep their sense of adventure no matter how bad the media wants you to think the economy is. Today is January 28th, 2009 and we are right in the middle of the biggest snow storm of the year. We are expecting 15" plus of the fluffy stuff and I hope it keeps coming. We could have chosen to stay inside and have soup and sandwiches but that really is just not as fun as burgers and dogs on the grill. This is me right before I got things fired up. It really is rather comfortable out today, even thought it's 12 degrees there is no wind! That makes all the difference to me. Had it been windy I might have settled for the inside world. The photo below is of the old Eastman ski hill. This is usually easily visable from our deck.

We have quite a stretch of cold weather. I do not remember when the temperature rose above freezing! Yet progress rolls on. It looks like all the concrete has been poured for the pool area. This concrete wall you see on the right is the front of the pool. This is what we will see as we drive or walk in. This shot is taken form the west side of the project. It is going to be the game room and office space. This shot is taken from the East Lake access road. On the left is the fitness center, on the right is the open air pavilion, once called "the barn". I'm going to take a look back on the last THREE years of the Eastman Real Estate market. Just so you know it's really not that bad. Briefly, 2008 started out quite nicely and we were ahead of last years sales through the first half of the year. Then the financial crisis hit in September and really slowed things down. Below are some total sales figures and median prices based on data from our Multiple Listing Service (MLS)     • 2006- 70 home sales, median price $273,000     • 2007- 55 home sales, median price $268,000     • 2008- 39 home sales, median price $267,250 As you can see, the volume or number of sales has declined by a significant amount but the median price is only down $5750. With the lousy weather and Thanksgiving last week there wasn't a lot of noticeable change for a Friday update. Today however there was something to see. Trusses are being set, walls are going up and concrete is still being poured as the weather has turned warmer. At least for a few days..... If you look close at the bottom of the trusses, it appears that there will be exposing some of that wood to give the ceiling a wood beam effect. It is hard to tell so we will have to see what happens. On the left you can see the concrete forms for the pool area. This is the second attempt at pouring this wall as the first time was a failure when the concrete froze before it could set up.

It was our first clod week of the season. Temp's were down below freezing most of the week and the lake winds made it feel even colder. However progress was still made as you can see in the photo's. There was a set back this week as a wall of concrete froze before it had a chance to set up. This am (11/22/08) we woke up to our first measurable snow. Less than an inch but the ground is frozen, snow covered and it's just a matter of time before the lake freezes. I don't think the temp. has risen above 20 yet today and it's 1:45.

We had a rainy week this week yet progress was still made on the South Cove Rebuild. As you will see in some photos there are some new walls up, a few trusses and a major change to the old Barn is taking place. The pool is starting to take shape with footings in and re-bar in place to form the walls. In the photo of the pool area you will see two tractors dumping and moving stone forming the base for the bottom of the pool. This photo was taken this am 11/07/08 about 9:45 am. It is of Eastman Lake There is no snow or ice in the trees, they just look white by the way the light was hitting them. In a few week's this lake will be frozen with over three feet of ice or more during the peak of winter. I will post some additional shots of the lake during different seasons.

I can assure you that this week saw some change but it is really hard to tell by the photographs. All week long we could hear concrete trucks going by, along with 10 wheel dump trucks hauling dirt and rocks. If you look close you can see the first stage in framing on some of the foundations. This is the sill plate which is typically bolted to the concrete. Every time I go over to look around the barn looks like it has been worked on. This is a photo from the East Side looking towards the lake or west. The pool hole is on the left which they are pumping water from 24 hours a day.

  It's 10/31/2008 and the blasting seems to be stopped. I haven't hear a noise or felt the ground shake for several days now. As you will see from the photos there are plenty of large rocks left but there is quite a large hole in the ground for the pool. Several men were still working on the foundation for the main building while I took the photo's. It is also apparent that there is some additional work to be done to the barn on the non lake side.

I just got back from spending a long weekend in Eastman, which is a development around a lake in Grantham, NH.  Grantham is located off of route 89 just before you get to Vermont, surrounded by beautiful and rustic mountains.  The Eastman Lake (or as my GPS calls it... Eastman Pond) has numerous beaches for use in the summer and is great for ice skating or hockey in the winter.  The development has a beautiful 18 hole golf course, restaurant, indoor swimming pool, game room and has numerous local events such as the fourth of July barbecue.  In fall.... it is absolutely beautiful.  In spring... it is absolutely beautiful.  In winter.... it is absolutely beautiful and in summer..... it is so relaxing!  If you like to ski, it is near Sunapee.  The lake has a no motors rule so it is full of...
