When I saw a challenge to write about my craziest Real Estate transaction, there was nothing to think about. In the last 33 years there has been many transaction that stand out. But 2 immediately that are equally as pain full to think about. I am thank full that nearly all are rewarding with very happy clients. Transaction 1. I received an offer on my new listing for the buyer to "rent to own it." A puzzling choice for a buyer agent to take when our new listings are selling so quickly in this market. It lead me to address the topic of Lease/purchases as i do get quite a few requests every week. There is such a thing as rent to own, but the "however" is in this market there is often more buyers than there is sellers. Sellers do not have to resort to renting their homes. Does it matter what color the exterior of a house is? Yesterday while out showing homes, we cam upon a home that was "pea soup" green with yellow shutters. It was so awful that buyer balked to even go inside. We initially left the home and on to another down the road. The 2 homes were the same style, same builder, same, size, same amenities and similar in condition. Candia NH Real Estate Market Activity August 2010 We are comparing homes sold data for the last four years to the last twelve months to determine where the market is headed.  2006 saw 41 homes sold with an average days on the market of 89.  2007 gave us a 9.7% decline at 37 homes sold and those homes spent 31% longer on the market at 117 days.  2008 showed us the recession was in full bloom with 27% less homes sold at 28 but conversely days on the market fell 47% to 62 days.  This fact shows us that even though less homes sold in 2008, the demand was there because homes were selling rather quickly.  2009's dismal performance (even though the Federal Home Buyer Tax Credit was driving the market) had only 20 homes sold and days on the market went up to 78. A few years back Jay and I went on a lovely winter wonderland sleigh ride. It was just gorgeous and something that we enjoyed very much. We had been invited by good friends Liz and Brad Yasika as a birthday treat for me. The weather was cold, as in, "you could see your breathe" kind of cold but we came prepared with lots of blankets. Blankets that we didn't end up needing as the farm makes sure that their guests are kept comfortable. I remember that we drank hot chocolate and hot apple cider by a fire at the end of our ride.
