The New Hampshire  P & S agreement has a clause that says the property will be insured by the seller until full performance of the contract. That is a given.  There is a clause, however, that gives the buyer the option of rescinding the agreement and receiving a full refund of his/her deposit if there is a major loss.  There is a line for the buyer to insert a dollar amount and any loss that has a value over that amount gives the buyer the option of rescinding the purchase and sale agreement. Now a days people shop online for almost anything including mortgages. I recently had a buyer come to me who was pre-approved from an online mortgage company (I won't mention the name of the company, however it has a catchy little jingle on tv). I asked him why he didn't go with a local lender and he thought he was getting a better deal online.I also had another buyer ask me if I thought it would be better to shop online for a mortgage rather than meet with someone local. What these buyers are not doing is shopping around to find the best fit lender for them. We are using Docusign for Electronic Signatures in our NH real estate contracts We have been using Docusign for over a year for electronic signatures.  It is so easy to use and a seller or buyer can sign documents from their desktop, laptop or PDA.  It is a wonderful resource to lock up a deal quickly. Of course its great for a purchase and sale agreement, but we have our listing documents signed, seller's statements, contingency removals and more.  You simply load a PDF to the program, email the parties and they sign and all agents and parties are notified when it is complete. You print out documents that are clear as opposed to multiple fax copies that can be fuzzy and hard to read.  We have had a couple of lenders refuse to accept them and we just follow up with originals.  I've pers...
