With the temperature hitting 90 here and over 100 in much of the country it is pool season. Buyers who love pools can not get enough listings to go see. Those who do not like pools, are now looking at homes with pools, as there is a shortage of homes for sale, and they will deal with the pool later.   Now if you are a home seller, if it is late June and the home is owner occupied.... You should be taking care of that pool. Below you may think the home seller is still celebrating St Patrick's Day or gave up on cleaning said pool.       THE BOTTOM LINE Is that when selling a home, you have to maintain the home. This home was not listed by me. The sellers response is "no one told them they should maintain the pool while selling their home."  My question would be "Why would a listing agent ...

How many people can we fit in a house? The short answer was how many people the seller would let into the home. You see... I was on a second showing with my buyer on another companies listing. The buyers, a young couple getting married loved the house. The catch was both his and hers parents were giving them money to buy the home, but they needed to approve. We arrive and he seller is home. I met he seller half way up he walk and introduce myself where the seller states 2 people in the house at a time. That was before introducing the buyer or the buyers parents even getting out of the car. There was only 7 of us including me. The seller then loudly announced 2 at a time as we gathered on the front lawn. The buyers went in and i followed to stay close and answer their questions. No the s...

You may be saying what??? During the viewing of a home, the buyer wanted to sit at the table to check out the view that was advertised as breathtaking. This suburban Manchester NH area home has sweeping views of the countryside, a lake and mountains in the distance. The buyer, who works from home is looking for not only a home that suits his needs , but has views he can enjoy while working at home.   The listing agent who came to let us in said, "no way and no how" should the buyer sit down to see what he can see. Now I said what? The buyer is proud of their location and view, it says so all over their marketing. Then why would the seller not want a buyer to check out that view? The buyer was quite upset and was ready to leave. After all he did nothing wrong, would not have left a mess ...

When a Home Owner states they will include their boat as a BONUS to the buyer or to a buyer agent, will it make you jump? Heading out to a Listing Appointment in the Auburn NH Area, the Home Owner was ready to sell. Moving South for work, they are ready to move. The couple told me they researched high and far and that they read the best marketing plan would be to offer a bonus to the selling agent. They would also like to give a bonus to the buyer for a quick sale. They are going to interview 6 agents. I was number 5.  They spoke for a good 30 minutes about ways they read about selling a home fast. They were missing one aspect of the home sale? Actually talking about the home they wanted to   sell. As I sat there, i was ready to get into the aspects of selling the home, I changed the co...

Hey you! Yeah you!!! Me???? No you... What are you doing? When i realized he was talking to me, I simply answered taking pictures of this home. You see, the neighbor of a vacant home was being protective of his neighborhood. I understand and respect his asking. The home had been for sale for a great deal of time with another agent. The owner was transferred and had to move out. The home though, seemed to be forgotten. Located in a desired area of newer and well kept homes, It did stick out with it's un kept lawn.  Because of some large branches that came down during the winter, I had to walk around them to get to the side of the home to get some pictures. The neighbor who had been cutting the grass on that side of the home, was concerned who was cutting through the yard.  He came down f...

When a Home Buyers says "That is my Dream Home" how long do you see them waiting to write an offer? I am seeing an interesting pattern with Some Manchester NH area Buyers. While some are making offers right away, others are still waiting. While some make their best offer up front, others try a low ball offer to "see what the seller will say." What is the same in virtually all situations is the buyers whose offers don't get accepted get pretty mad. So whose to blame? To arrive that answer take A buyer agent who showed up to see the home with out an appointment. He walked in as another Buyer Broker was writing an offer for one of the buyers. The Buyer agent without the appointment blurts out "who would write an offer on the spot? Well I can tell you that most Buyers will wait a few days t...

When to paint and when to offer a credit to the new Buyer who may want to paint it their own color? This week i visited 2 homes that were for sale all winter and now have expired listings. The first had every interior room brightly painted a different color. There was an apple red, orange, brown and even a blue bathroom. The home owner was puzzled why her home did not sell while many in neighborhood had. One of this was buy me, which is why she called me to help her sell her Manchester NH area home.  The fact was clear that the interior colors were not inviting to all Buyers. Carefully after walking through the home I let her know what she could do to improve the chance of selling her home. She snapped that "she loved these colors" and it was here home. If this was the issue why did her...

The only thing worse than seeing the words "Will not last" with a photo of Spring FLowers in the dead of winter, is seeing the words "Bring all offers" and the Seller rejects an offer $10,000 less that asking price. All home owners want to attract more buyers to their Manchester NH area Home, but using the WRONG phrases could scare off more buyers than you attract. In this particular case The home is listed at $259,900. My pre-approved buyer offers $249,900 not asking for any concessions or closing costs and the seller flashing those words "bring all offers" rejects it. Not because there are any other offers, but the national company Listing agent said "they should be able to get full price, no problem." If  the seller wants full price, WHY would they tell Buyers to BRING ALL OFFERS? Wh...

It seems like everyone wants to know who can fix their credit. Most are offering to pay for such a service without even knowing how it works. The SECRET is letting everyone know that you can not pay anyone to do, what you can do already for free yourself. Here in the Manchester NH area First time buyers and those looking to buy their next home all ask about how they can increase their credit score.      The most obvious is ay every bill on time. The next most important tip, is make sure your balance are below half of what your credit limit is. When shopping for a home you should not open any new accounts. In addition you should not close any accounts as those accounts with zero balance really do build your score.   Lastly once per year you can get a free credit report by going to www.A...

Are there really Homes that are "Impossible" to sell? What factors would keep a home from Selling? Are any of them too big to over come? A Manchester NH area Home Owner's daughter sent him the blog I wrote yesterday "Would you rather dump hot coffee on you or list a messy home?" and he called me overnight. A while back his home expired, I sold his neighbors home and I stopped by his home last summer when it expired. Very bluntly he asked me "How I thought i would be able to sell his home when the biggest company in the area could not do so?"   Back then he invited me in, it was a classic Colonial style home built around 2000. The yard was messy, the bushes were over grown and the screen/storm door looked sideways.   I went inside. The house was PACKED with stuff. Floor to ceiling. Each...

If you saw a door left open, would you close it? I had a listing appointment yesterday where the seller of this Manchester NH area home had withdrawn her listing because people ket leaving the door open, not just unlocked, but wide open.     Her cats would get out, the door would slam in the breeze not to mention anyone could have walked away with anything and everything. Her simple questions was just what my title said. She also asked why an agent would not close a door if they saw it open. I could not guess why her listing agent did not leave specific directions to close and lock the door behind them or why an agent would not close and lock a door after showing a home.   The solution was easy as she said, her next listing agent had to only do accompanied showings so that she would kno...

You never want to do anything drastic when selling your home. When a home went under contract, the seller let her daughter move home. Not an issue but, she came with her 6 cats. SO what is the issue? The buyer was allergic to cats and made an offer on the home being pet and smoke free. At the home inspection, the buyer meets the cats and goes running out.   You may have heard me say that Real Estate is an adventure and this past experience ranks right up there. All was not lost though. As i was representing the buyer, we could not reach the listing agent for a quick solution. The one way to solve conflict is through conversation and communication. I sat with the buyers 3 nights in a row. The husband loved the home, the lids loved the home and the wife, loved the home. The wife would no...

Are STARTER HOMES good for the market? The Home itself, yes. The word Starter? Maybe not so much and I will tell you why. There was this a  Home in the Manchester NH area. who had been for sale for 9 months without selling. It is in an established area, many neighbors who have lived there for 30 to 40 years. A Ranch style home, updated and in good condition. The price seemingly right where it should be in the low 200's. They came to me fuming that their home had not sold with their big national agent. They handed me a print out of a couple of ads. I looked up the former MLS listing. What caught my eye was everywhere on the page, on the mls and in the description was the words "STARTER HOME".  I flashed back to Summer when i gave this listing sheet to an older buyer looking for a home on...

Do you know the Secret to Hiring a BUYER AGENT? What does it cost to hire one? How do  i start the process? Can they help me find my Dream home? The answer is not a secret. There is many Buyers who do not understand the Home buying process. There are many parts if the process that have to take place. There is the mortgage process, getting ore-approved, finding homes to see, making an offer,  the inspection process and getting the sale to close. Some Home Buyers are not sure they need their own agent while others hire the First agent they speak with. EVERY Buyer should know the Listing Agent works for the Seller and therefore looks out for the seller. Buyers should therefore have their own agent who can look out for them. Here in NH it is custom for a Buyer to not pay any fees direct to ...
