New Listings are increasing and The amount of buyers is still strong and steady. The newest trend though is homes under contract falling through. It cots money and time for both the Buyer and Seller. Mortgages once pre qualified now being denied. Appraisals coming in too low in some cases. Some buyers simply with Cold Feet. Then wild and crazy requests from home inspections when some buyers are waiving them again to get their offers accepted. A new trend we are seeing is that Prices are kind of all over the place. The Manchester NH Real Estate Market 2023 vs 2022 - March 27, 2023 REPORT. Everywhere I go people ask me how the Real Estate Market is.  Lets look at the stats which will surprise you, shock some and amaze others. With SINGLE FAMILY HOMES the amount of Sales year to date to today is only 6 less homes. However there is a sharp shortage of homes considered affordable to most currently listed. Even though the days on market increased from 10 to 25, Home Values have sky rocketed from last years average of 369k to this years average of 418k. With CONDOMINIUM HOMES the amount of Sales this year to date was 57 compared to a year ago that was 76. today. Manchester NH Real Estate Market REPORT March 20, 2023. The Spring Real Estate Market is ushering changes to our market. Where we saw an increase in new listings earlier in the year, the amount of new listings coming on the market fell by half last week. The amount of Single Family homes going under contract though, doubled last week.  People often ask what trends we are seeing in our market.
