This Lawn Care Car photo is either one of the craziest Marketing Ideas or Worst...not sure which is which! My son moved in to an Apartment complex in Lincoln, NE last week.  Started a new software developer job last Wednesday. As we were pulling out to go to the hardware store...I saw this Lawn Care Company Car. At first I laughed...the high and mighty in me thinking "what a fool" to do this.  My wife, Robyn, remarked: "Well he is obviously pretty strong if he is lifting the mower up there after mowing a yard. Maybe he does a great job."Then the practical me thought...you know what...this guy probably makes great money...has little overhead...gets the message across...and is not worried about anyone stealing his equipment.  GENIUS!!  And a workout too boot!!Anyway...if you are ever in Lin...

Last week, the National Association of Realtors (NAR) released their most recent Existing Home Sales Report. According to the report: “The median existing-home price for all housing types in January was $240,500, up 5.8 percent from January 2017 ($227,300). January’s price increase marks the 71st straight month of year-over-year gains.” Seventy-one consecutive months of price increases may have some concerned that current home values may be overinflated. However, at the same time, Zillow issued a press release which revealed: “If the housing bubble and bust had not happened, and home values had instead appreciated at a steady pace, the median home value would be higher than its current value.” Here are two graphs that help show why home prices are exactly where they should be. The firs...

Although cattails are pretty to look at and do offer some ecosystem benefits, if left unchecked, cattail can quickly over take your pond.  Below you will see before and after photos taken of our own acreage pond.  When we initially purchased our acreage in late 2013, we knew we had some work to do in order to clean up the pond.  From the before picture, it doesn't look too difficult.  Boy, was I ever wrong!  It took a lot of sweat equity to clean up this pond.First things first, you need the proper tools.  The very first thing you want to do is purchase an aquatic herbicide specially formulated to kill cattail, yet safe for around ponds and fish.  I used a product called Rodeo aquatic herbicide.  It came in a 2.5 gallon jug, but it also works on other aquatic weeds.  Please don't use re...

Timing is key to selling your home in this fast paced market!  Homeowners deciding to sell their home by owner may be missing out on the recent spike in buyers happening right now in Lincoln, Nebraska.  Real estate agents across the city have buyers right now ready to purchase a home.  As soon as the listings come on the market, these agents are showing these properties immediately and many are writing offers just as quick.  All this happening in a matter of hours. So what does this mean for many for sale by owners?  Well, timing of course!  Unless your home that day or have a really flexible job in which you can leave work to come open up your house, both you and agents cannot show your property quickly.  This means qualified buyers are looking at other properties during the day before ...

As we are approaching early to mid spring, the farmers are starting to get their crops into the field.  As every Nebraskan knows, when the corn starts popping up in rows, the rise in humidity is sure to follow.  I read a few studies a couple years ago that show corn plants increases the humidity in the air by releasing water vapor through the process called transpiration.  Since we are surrounded by corn, there is just no way of escaping it.  Sometimes the humidity gets so bad that my t-shirt will look like I just got done working out at the gym.  When in fact, I only walked to the mailbox and back.Ideally, most home air conditioning units will pull a large majority of this humidity out of your inside air.  But sometimes, especially in basements, you just can't seem to get rid of that h...

Buyers are buying up homes for sale in Lincoln quickly!  It's been a crazy several weeks for buyers in this housing market.  Well maintained homes priced in the $100,000 to $250,000 range are really moving fast. According to the MLS 24 hour market watch as of this writing  there were twelve houses in this price range that went under contract.  Nine of those homes went under contract in less than five days.  In fact, only one went under contract at the five day mark.  The rest of them went under contract in three days for less! What does this mean for buyers wanting to buy a home for sale in Lincoln?  You must come into this housing market prepared and ready to make an offer.  Unless your a cash buyer, the biggest hurdle of most home purchases involve getting your finances in order and g...

We've always believed our service offers more than a paper report containing check marks of how an item might be measured with a comment related to its condition or operation. One should expect more value from our time together at the inspection ... and, of course, we are ever-persistent in realizing that result. Some might ask why? ... why is it an integral part of our philosophy to extend ourselves beyond the minimum standard of service as we do our work? Well, it's just very simple. We believe homebuyers are just that ... HOMEbuyers - not housebuyers. Now, we realize that, at first, the objective is to find the right house. Yes, it's got to be in the right location, offer enough space and be a good fit overall. When the right one comes along ... "it's a dream house". So, when does th...

Introducing Ryan Ford of The O'Shea Group at Prudential Ambassador Real Estate As the lead agent of The O'Shea Group at Prudential Ambassador Real Estate, I would like to introduce you all to the newest member of our team, Ryan Ford.  A native of Alabama, Ryan has found quickly that your network is contact list are very much tied to your success. Having just graduated from college, Ryan really did not have a contact list other than his peers, of which most are hardly able to purchase a home at this point (the "Poor College Kid" cliche). So Ryan began to market himself. As I said, he just graduated in May (Congrats!!!), had a new job, and went and bought himself a brand new suite. You may be thinking, "Okay, this kid has no client contact list, no family in town, is living on a prayer, a...

Here is my idea about being involved, and reaping the benefits. When I first started as a Realtor, for about the first two weeks I thought I would never close a transaction. I had no clients, no family in town to refer clients to me, I was lost. So, I decided to sit with a veteran Realtor and ask some questions. The most helpful suggestion that continues to resound in my head was this: "Get Involved" What, you say? Two words helped you? The answer is yes, two words helped me. They helped me to earn the award of "Rookie of the Year" and Prudential's "Multi-Million Dollar Embassy Club Award" in my first year. So, how did these two words help me you ask? I'll tell you. To me, "Getting Involved" meant going to functions, becoming a member in certain groups, becoming active on certain commit...
