I have had my last minutes of sleep in 2022. When I go to bed next it will be in early 2023.  2022 was very good to me real estate wise.  Either my best or 2nd best ever.December was an incredible month for my real estate. Heck...I even put under contract a very unique property that I had all but given up hope on.On a personal basis, My wife and kids are all healthy...two brother in laws had cancer scares and are no longer worried about that. Both family and close friends added munchkins to the clan. At least one more in the womb was announced at Christmas.This afternoon we plan on driving up to Comstock, NE to see the X-mas lights around this tiny town. And...Another One's Gone...Another One's Sold...Another One Bites the Dust!!No one...and I mean no one...thought I could sell this raw pasture for $7500/acre   which was the listing price. I know many of you central Nebraska folks have called on this one and have said to let you know if it falls apart. Rain is good...too much rain at once is bad...but even an inch or half inch right at harvest is not good for most farmers.   All year they have prayed for rain and begged for rain...and now that we are smack dab in the middle of the Soybean harvest, rain is forecast for the next three days beginning this afternoon!Farmers have been working 18 hour days getting the soybeans out as rain and wind are not their friends right now.  I estimate about 50% of the crop is harvested in the central part of Nebraska.  Of the remaining 50%...about 3/4ths of that is ready to be harvested and the last 1/4th is still too high in moisture content.Optimal moisture content for beans is about 13%. SO why is rain bad?  You mean besides the muddy ground factor?Well...Even though the beans are drying out natur... 09/29/2021
