Latest news on the Indian Trail real estate market in July 2021 and what it means for you...   Indian Trail area (28079 zip code), which includes the towns of Indian Trail, Stallings, Hemby Bridge has totally recovered from the effects of the pandemic and is without doubt a home seller's market. Home prices increased by double digits over July 2020, while days on market and inventory dropped significantly year-over-year.  Average home prices increased 33.2% to $385,214 in July 2021 compared with the same month one year ago. Average home prices were also up about $10,000 month-over-month.   Latest news on the Waxhaw | Weddington | Marvin real estate markets in July 2021 and what it means for you...    The Waxhaw area of the Charlotte, North Carolina metro area (the 28173 zip code–encompassing the three towns of Waxhaw, Marvin and Weddington) continued to see tight inventory (dropping 66.3% year-over-year) in July 2021, accompanied by a drop in new listings of 18.0%, as well. This resulted in home prices increasing 38.1% year-over-year. (And that's after a 26.9% increase in June 2021.)  Average days on market saw a drop of 72,5%, decreasing 37 days to 14 days year-over-year. How Can I Get Mold,  Growing On My Windows?Have you ever heard the expression, where east meets west?  Cureton Neighborhood in Waxhaw, NC: Real Estate Report & Community SpotlightQuarter 2 - 2021  15 homes sold in Cureton during the Second Quarter of 2021, 2 more homes than in the same quarter one year ago. New listings were  down compared with the same quarter one year ago -- down 2 homes to 15. It should be pointed out that 15 new listings in a community with over 500 homes, is no "real" inventory to speak of. Cureton home sellers received 103.9% of asking price on average. Average days on market were six days in Quarter 2, 2021, down 28 days from one year ago. Median days on market were just three. Home prices in Cureton can range from the $400,000's to the high  $800,000's.  Lawson Neighborhood in Waxhaw, NC: Real Estate Report & Neighborhood Spotlight2nd  Quarter 2021 28 homes sold in Lawson during the Second Quarter 2021, 13 more than in the same quarter one year ago. What contributed to this increase in Lawson home sales were 11 more listings for sale than in the same quarter one year ago.  Demand for Lawson homes was also reflected in the drop in average days on market, which were down 57 days to 17 days compared with the same quarter one year ago. As a result, home sellers received an average of 103.8% of their asking price during the first quarter 2021.   Crismark Neighborhood in Charlotte Area's Indian TrailReal Estate Report & Neighborhood Spotlight Quarter 2 - 2021 For a community with some 900 homes, the 6 homes listed for sale in Crismark in the second quarter of 2021 were less than a drop in the bucket. Just 4 homes sold in Crismark in the first quarter (down from 14 year-over-year). Who remembers your first pager?  I had my first pager in 1985.  My pager number was 529-3880.  This number no longer works but someone would call it and input their phone number and I would call them back. I get asked this question all the time.David, just because a home is brand new or it looks perfect, does that mean that the home does not have issues?
