Somerset Home Sales – Quarter 1-2025 OverviewTight Market Conditions Persist In Somerset In Early 2025 In the first quarter of 2025, both the average and median home sale prices in Somerset rose 12% year-over-year. The price per square foot increased 4% to $244. However, the total number of homes sold remained unchanged at two, the same as in Q1-2024. Given the low volume, price trends should be interpreted with caution.  The list-to-sale price ratio increased slightly—up 1% from a year ago to just under 100%—but 3% higher than the previous quarter ending December 31, 2024. This suggests limited room for negotiation for buyers. Homes also sold more quickly, with days on market dropping 73% from 81 days one year ago to just 22 in the current year. Inventory remained tight, with the mont...

Weddington Chase Home Sales Q1-2025  No Home Sales Below $1 Million In 6 Months In Quarter 1-2025, Weddington Chase home sale prices surged, with average and median sale prices rising 23% and 28% year-over-year, respectively. The average price per square foot climbed 17% to $268.  Notably,  these statistics are based on the sale of just one home, a 67% decline from the same quarter one year ago. However it's also notable that no homes have sold for under $1 million in the past six months.  Average days on market dropped 21% to 23 days compared with the same period last year. Sellers achieved 100% of their list price on average—slightly lower than last year, but still leaving no room for buyer negotiation. Again, these statistics are influenced by the fact that just one home sold in the ...

Cureton Home Sales: Quarter 1-2025 Market Overview In the first quarter of 2025, Cureton experienced a 7% year-over-year decline in median home price, while the average home price dropped 4% compared with the same period last year. However, these year-over-year figures should not be interpreted as a decrease in overall home values in the community. Homes in Cureton span a wide price range—from the upper $400,000s to over $1.2 million—making pricing trends highly sensitive to the mix of homes sold in any given period. This sensitivity to the price mix of homes sold is evident when comparing Q1-2025 to the previous quarter ending December 31, 2024. Both the median and average sale prices in Q1-2025 were notably higher than Q4-2024, when the average price was $707,000 and the median was $5...

Fewer Sales, More Inventory Push Lawson Toward A Balanced Market In Quarter 1-2025 In Lawson, both average and median home sale prices declined in the first quarter of 2025—down 8% and 1%, respectively, compared with the same period a year earlier. This decrease is likely due to the mix of homes sold rather than due to any notable drop in property values in this highly sought-after Waxhaw neighborhood. The average price per square foot rose to $217, a 3% increase year-over-year. The list-to-sale price ratio dipped slightly to 99.2%, down 2% from Q1 2024, but up 2.2% from the previous quarter ending December 31, 2024. Days on market climbed to 43, a significant increase from the same quarter last year, though an improvement from 68 days in the prior quarter. Just four homes sold in Q1-2...

Have you ever heard the expression, make noise to your food, as you eat it? When I used to live in South Korea.  It was proper to make noise as you ate, your food.  Whether it was grunting or even expelling wind if the food was good.  This was very common.  This was done to show the host, that the food is or was good.  Can you imagine? In America, it is considered just plain rude to make noise when you eat food.  Why is it rude to make noises in America, while eating food but not considered rude in South Korea?  It has to do with culture. How many of you like or love to cook?  If so, what do you like preparing?  Please post one or more of your dishes, if you like.  The photo above is a dish of New York Strip Steak and spuds, with veggies on the side.  I also added garlic and basil to the...
