Well...it is almost Christmas!  Everyone always asks "How is the real estate business?"  Well, this is supposed to be a slow time in the real estate business!  Someone forgot to tell everyone.  This is turning out to be a very busy time in the market.  All you have to do is consider the very favorable interest rates, the moderating prices and the number of properties on the market and you can see why buyers do not need to be waiting around for it to get any better!!  We are very blessed in our area to have a great location, right on I-95 and only about 2 hours from the coast.  Everyone seems to love our moderate climate.  Generally we are not too cold or too hot for very long at a time.I had to go to Rocky Mount today and I know we are in the midst of a drought, but I was pleasantly sur...

The holidays are quickly approaching and sellers always want to know if they should keep their home on the market. In short, YES.If you search the internet looking for articles about this topic you will overwhelmingly find people who say the opposite. They go on to list many reasons why you should pull your listing until after the holidays. If you are the one who decorates to excess, and has a house full of family and friends for a couple of weeks than you probably DO want to temporarily take your house off the market for these couple of weeks. However, this is not most people.Holiday SeasonIn Wilson, the changing seasons and weather have little effect on buyer demand. The local climate does not change enough to deter those with a real estate need to continue looking and ultimately purch...

When buying real estate, you may find it helpful to have a real estate agent help you. Real estate agents can provide many useful services and work with you in many ways. When buying real estate, you may have several choices as to how you want a real estate firm and its agents to work with you. For example, you may want them to only represent you (as a buyer's agent). You may be willing for them to represent both you and the seller at the same time (as a dual agent). Or you may agree to let them represent only the seller (seller's agent or subagent). Some agents will offer you a choice. The following are reasons why you SHOULD sign a Buyer's Agency Agreement:- A Buyers Agency Agreement is provided for your protection and it is in your best interest to have someone represent you when purch...

Are you thinking of buying or selling a home but you're not sure if this is the "right time"? Talk with a Realtor for expert advice on your local market.Real Estate CyclesReal Estate Cycles are no different than any other cycles that effect consumers. It is subject to the laws of supply and demand. A shortage of homes, also known as a sellers market, generally means that prices will rise. Likewise, a surplus of homes, also known as a buyers market, means that houses stay on the market longer creating downward pressure on prices. One of the many important services your Realtor provides is a formal market analysis. Most people don't have the time, knowledge, or expertise to conduct a comprehensive market analysis. This is important information regardless of whether you are buying or sellin...

This is such a great time  for real estate in North Carolina.  While so many markets pricing went sky high over the past few years, we have just moved along at our own pace.  Now with so many overpriced markets out there, North Carolina is looking very good to a lot of relocating individuals.  I have had inquiries from Texas, Georgia, Maryland, New Jersey and New York in the past several days, just to name a few.  The Wilson and Raleigh markets outperformed many areas of the country in 2006 and 2007.  According to a recent article in the Raleigh News and Observer, by a local appraiser, it looks like the local markets here will continue to do so for the foreseeable future.  Wilson, NC is absolutely a great place to be.  Our pricing is still lower than in the Raleigh area and yet we can b...

Things being equal it's almost always better to own your home rather than to rent. After all, you build equity and get to write off your mortgage interest. And if you meet the guidelines, when you sell you'll be eligible for one of the best tax breaks around. There are many issues that influence whether buying or renting is right for you. That said, home ownership has a signficant tax advantage. When you sell married couples can earn up to $500,000 in gains on home sales tax-free, while singles get $250,000. The chart below demonstrates the amount of accumulated money renters are paying that could be building equity in thier own homes.WARNING!!! Renting Is Hazardous To Your Wealth! LOOK BELOW! Many homeowners believe that to maximize their profit on a home sale they should sell it themselves. At first glance, they feel selling a home is simple and why should they pay a broker fees for something they could do themselves? In fact, close to 9% of all the homes sold last year were sold for sale by owner (FSBO). However, close to half of the FSBO's said that they would hire a professional next time they sold. Thirty percent said they were unhappy with the results they achieved by choosing FSBO. Why?Many FSBO's told us that the time, paperwork and everyday responsibilities involved were not worth the amount of money they saved in commissions. For others, the financial savings were even more disappointing. By the time they figured the amount of fees paid to outside consultants, insp...

During these "Dog" days of summer we are all trying to stay cool and keep our utility bills as low as possible. I came across the Tax Incentives Assistance Project today. The Tax Incentives Assistance Project (TIAP) is sponsored by a coalition of public interest nonprofit groups, government agencies, and other organizations in the energy efficiency field.  It is designed to give consumers and businesses information they need to make use of the federal income tax incentives for energy efficient products and technologies passed by Congress as part of the Energy Policy Act of 2005.So whether you want to go green, save on your utility bills, or save on taxes this site has information you can use.

Hello from beautiful Wilson, NC!  There is no better place to live along the east coast than Wilson, NC.  We are located right on I-95, about halfway between New York and Miami.  We are only about 35-40 minutes from Raleigh and about 40-45 minutes from Greenville.  It only takes about 2 hours and 10 minutes to get to the beach from here.  This is just a great place to call home!  I am originally from Miami, but have been in Wilson since 1979.  Blogging is new for me but I think it will be fun.  If you have any questions about Wilson or the surrounding areas, ask me.  Especially, if it has to do with real estate.  I love the real estate business.  It is what I do!  So have fun!
