When selling a home, it is important to know when to go from FSBO to using a Realtor. The biggest is when you want to sell your house that's not selling fast enough.FSBO or for sale by owner can be a great way to sell your home if you have the time and resources to dedicate to the process. However, most of us do not have a great deal of time to sell a home. It also takes money and resources to advertise a home. In order to successfully sell a home, you need both of these covered. If you have not had a great deal of experience in selling homes, you might find that selling your house can be risky and costly. Statistically speaking, the average home that is offered FSBO usually sells to family or friends. There are a percentage of homes that sell outside of family and friends due to hard wo...

Last weeks Parade of Homes was a huge success by any standards!!  Thousands of folks enjoyed the nice weather and viewed over 100 homes on the parade.  The Star News reporter Mike Voorheis wrote an article about his visit to our premier gated community of Landfall and his impressions of the 4.5 million dollar home. His article appears here.....I must say in all honesty, it was written in typical Mike Voorheis fashion, satirical in nature, and one of Landfalls residents took some offense to its content.  I include it in my posting because I know it was not intended to discredit Landfall or its residents, it was just humorous. The Star News had Award Winners in all the categories, and also pictures of all the homes on parade.  The Star News was also one of the sponsors, and was instrumen...

Wow!” and “These homes are deceiving” were the sentiments I heard most often these past two weekends during our local Parade of Homes.  Sponsored by the Wilmington Cape Fear Home Builder’s Association, the Parade of Homes is always an exciting time for a neighborhood  specialist like myself, as well as the builders that participate, putting their best foot forward to offer the public an inside view of their craftsmanship.  My model home in SaltGrass at Marsh Oaks (www.SaltGrassAtMarshOaks.com), the Sea Lavender plan was entered in Parade this year, along with four other Hagood Homes.  Over the two weekends I saw over 400 people through the doors and the feedback was conclusive.  Folks were impressed.    Hagood Homes (www.HagoodHomes.com) are all designed by the incredibly talented Troy...

Within the last week, we are beginning to hear a lot of reports about foreclosures. While foreclosures can be a great way to purchase a home at below market value, they are not without their pitfalls. Some things to consider go back to before the owner's weren't able to stay current with the mortgage. Long before the payments began to get behind, other things typically slip first. These generally focus around care and maintenance. When money is tight, upkeep is the first thing to fall by the wayside. Ultimately, lack of repairs lead to bigger problems and more damage. Ex. when you don't keep the home under a bond with a pest control company, you shouldn't be surprised to find that you have an infestation issue. These aren't easily seen but always prove costly.Another point to consider is...

Parsley Elementary School located in the Masonboro community has just received an award from the state called THE REAL DEAL. REAL DEAL stands for REAL Dedicated Educators, Administration, and Learners. This award was only given to one school in all of eastern North Carolina and 1 of only 10 issued for the entire state. To me, Real Deal means that you have a good balance in place. A balance between the administration, the teachers and assistants, and a strong parental involvement. Combine this with a successful teaching program at our local university at UNCW, and we have a lot of REAL DEAL programs in motion throughout the county.Parsley Elementary School is located in the Masonboro community of Wilmington, NC.  Parsley has been one of the largest elementary schools in the county.  Anot...
